Behind the floorplan | 54 Dutruc Street, Randwick

Capturing a property of this architectural complexity requires more than simply documenting rooms it means understanding how two very different architectural languages come together.

Our team measured and produced the marketing floorplan for ‘Earlswood’, carefully documenting the relationship between the original 1891 Victorian Italianate residence and its contemporary counterpart by X-PACE Design Group.

Soaring ceilings, original frescoes by Augusto Lorenzini, marble fireplaces and richly detailed period interiors sit in contrast with off-form concrete, strong geometric forms and a restrained modern palette.

For us, the floorplan is about translating that architecture clearly its proportions, connections and spatial relationships into a considered representation of the property.

Embracing technology and adapting the right tools allows us to work with greater precision but architectural judgement gives us understanding.

At GS3D Studio, we combine both using technology to capture accurately, architectural experience to understand the space, and a tailored approach to present every property in a way that works for each client.

Because a great floorplan is more than a capture of space… it’s an understanding of it.

Behind the floorplan | 522–524 Bronte Road, Bronte

It’s hard to look past the position of this one.

Set on an extraordinary 1,028sqm double block with approximately 32 metres of ocean-reserve frontage, the property sits directly above the coastline with sweeping Pacific views across Mackenzies Bay, Tamarama and towards Ben Buckler.

Currently configured as four self-contained residences on one title, this was a fascinating property for our team to measure and document not only each residence, but how the entire building sits within such a remarkable coastal site.

Offered for the first time in 47 years through James Ball and Clint Ballard of Sydney Sotheby’s International Realty.

Behind the floorplan | 2A Barry Street, Clovelly

Originally built in the 1920s, ‘Darby’ has been thoughtfully reimagined by Potter&Wilson, balancing the character of the original home with a striking contemporary extension.

Curved and arched forms, sculptural skylights and a helical staircase bring softness and movement through the interiors, while soaring volumes and natural materials create a strong connection between old and new.

Outside, limestone terraces lead to the pool, with a rooftop eyrie adding another layer to this beautifully considered coastal home.

We were privileged to put this one into plan, producing the marketing floorplan for this exceptional Clovelly property, presented to market by Alexander Phillips.

Behind the floorplan | 2A Barry Street, Clovelly

A beautiful example of old and new coming together in one of Sydney’s most tightly held coastal pockets.

Originally a c1920s home, ‘Darby’ has been reimagined by Potter&Wilson with a contemporary architectural extension that complements rather than competes with the original character.

Curved forms and arched openings soften the transition between spaces, while sculptural skylights, a helical staircase and soaring volumes bring natural light deep into the home. European oak, natural stone and warm, textural finishes give the interiors a restrained material palette that feels considered throughout.

The architecture continues outdoors through limestone terraces, landscaped gardens and the pool, culminating in a rooftop eyrie capturing views across the coastline and towards Botany Bay.

We produced the marketing floorplan for this exceptional Clovelly home, translating its layered levels, architectural curves and unique spatial relationships into a clear plan for prospective buyers.

Behind the floorplan
GB House, 1 Major Street, Coogee.

It’s not every day we get to measure and document a home of this architectural significance.

Designed by renowned architect Renato D’Ettorre, GB House sits dramatically above Gordons Bay and was awarded the 2019 Wilkinson Award for Residential Architecture.

The architecture is conceived around its extraordinary coastal setting sculptural white forms, perforated glazed brickwork, angled walls and carefully framed openings control light, privacy and views, while water and landscape become part of the experience of moving through the home.

For GS3D Studio, producing the marketing floorplan for a residence like this is about much more than documenting rooms and dimensions. It’s about understanding the architecture, the relationships between levels and spaces, and translating a complex design into a floorplan that is clear, considered and worthy of the property it represents.

A very special Sydney home, currently represented by James Ball and one we were privileged to put into plan.

BEHIND THE FLOORPLAN
12 Attunga Street, Woollahra

A remarkable residence reimagined by Kaiko Design, blending 1930s Art Deco and 1970s influences through sculptural forms, natural stone, timber and beautifully considered detailing.

Across three levels, a striking spiral staircase connects a series of light-filled spaces, with a strong relationship between indoor and outdoor living.

Once the home and studio of celebrated Australian artist Charles Blackman, this is a property where architecture, interiors and history come together beautifully.

GS3D Studio produced the marketing floorplan, carefully documenting the home’s unique architectural details and spatial relationships.

Currently offered for sale by Maclay Longhurst, supported by Robert Le, of Sydney Sotheby’s International Realty.
