Is this you?
A review comes in overnight dinging "slow to respond" you never even saw the message until morning.
A guest asks something simple, like whether there's street parking, and gets an auto-reply that doesn't actually answer it, because the bot doesn't know your listing has two spots, not one.
Your one property manager is stretched across a dozen other things, so messages sit for hours. You apologize. It shows up in the review anyway.
You put out one fire, another guest messages at 1am, and the loop starts over.
That's not really a communication problem. It's a staffing problem wearing a communication problem's clothes.
One person, however capable, has to sleep. A chatbot doesn't sleep, but it also doesn't know your thermostat is finicky or that Friday check-ins always run late. Neither one can carry a five-star guest experience alone and guests can tell the difference between a real answer and a placeholder one.
What actually breaks the loop is a team: real people working in shifts, who know your property specifically, backed by systems that get a first reply out in minutes, 2pm or 2am, and escalate the second something needs a human judgment call.
That's the gap Oakwood BNB exists to close. If guest communication feels like it's managing you instead of the other way around, that's usually the first thing worth fixing before your next review does it for you.
