Pricing one holiday let is about 52 decisions a year. Twenty properties is 1,040.

Nobody makes 1,040 good pricing decisions in their spare time, so most portfolios end up on a summer rate and a winter rate.

The properties that lose the most are the ones that book out fastest, because they were priced too low and nothing told you.

Spain's hosts just earned 98% more per night. Most of them didn't mean to.

During last week's eclipse, a typical €83 night in Burgos cleared at €325. Hotels in the same corridor managed +36%.

The difference wasn't the properties. It was whether the prices moved when the demand did.
