URGENT MESSAGE FOR PROPERTY OWNERS ON CONDADO DE ALHAMA
Some sub-communities on the golf resorts are pushing to vote out short-term holiday rentals.
Before it’s too late, please understand what this means for YOU and the future of your resort:
❗ PROPERTY VALUES WILL SUFFER
Even if you have no intention of renting, you still need to vote. A ban on rentals means your property becomes less attractive to future buyers — especially investors.
No rental option = lower resale value and longer time to sell.
Who wants to be stuck with a property that they cannot rent out? They may not intend to rent, but what if their circumstances change?
❗ Loss of Facilities & Services
Our bars, restaurants, and shops rely on tourism. Fewer visitors mean reduced business, closures, and a loss of the vibrant lifestyle we all enjoy.
❗ Higher Community Fees
People will be put off from buying property in your sub community because of the restrictons. Your community fees will go up to cover it. Even if you levy a higher commmunity fee on those who rent, yours will NOT reduce. It will sit as surplus. Less residents, less budget for painting buildings etc. more cost for you!
❗ More Illegal Rentals
Bans don’t stop rentals — they just force them underground. No tax, no regulation, no benefit to the community, and more problems for everyone. This is playing into the hands of the illegal agents who drive rates down. One of those agents is offering guests a weekly saving plan to pay for holidays. Not really in keeping with “Five Star” resorts is it?
❗ More Long-Term Tenants = More Issues.
If owners cannot rent out their property for short term rentals, many will turn to long term rentals. While many long-term tenants are fine, many bring pets (dogs, cats and birds) and the mess, noise, and smells that come with them — year-round.
And if you get a bad long-term neighbour? You’re stuck with it for months or years. A bad holiday renter? Gone in a few days.
If you ban short rentals, long term rentals will take their place. Think big family gatherings, late nights, and more animals than London zoo! Are you sure you would not rather deal with the sound of children playing by the pool for a couple of months a year?!

AND MOST IMPORTANTLY: YOU MUST VOTE!
Under new Spanish laws, if you don’t vote, it counts as a NO! So doing nothing is actually helping to push the ban through!
When an EGM (Extraordinary General Meeting) is called, you can vote by proxy if you can’t attend in person. You can give your proxy to:
✔️ The administrator (whoever calls the meeting)
✔️ Your lawyer
✔️ Your community president
✔️ Or anyone you trust — including us at Murcia Holiday Rentals
