No, this wasn’t “normal pricing”. This was during a heatwave, bank holiday weekend and on a Saturday night where half of Brighton was either exhausted from the beach or too beered up 🍺 to make it home.

By that point, many last minute guests were willing to pay almost anything to stay central. But here’s the important part:
The properties that benefited from this had already adjusted their pricing strategy BEFORE demand peaked and still managed to earn roughly that PPN.

That’s strategic management. A good short let strategy is not about ripping guests off. It’s about understanding demand, local events, seasonality and guest behaviour to create dynamic pricing that makes sense for everyone involved.

Weekly insight on what is going on out there: We’ve been speaking to more and more portfolio landlords who started investing when things were far less regulated. Many built systems that worked perfectly at the time, but today’s market is asking for a completely different level of structure, compliance and strategy.

At the same time, we’re seeing more landlords trying alternative strategies. A lot of people are approaching short lets as a “temporary fix” while they figure things out elsewhere. And this is where we think more awareness is needed.

Yes, technically you can list a property on Airbnb tomorrow and start making money. But building a property that performs consistently month after month is a completely different game. It takes positioning, operations, guest communication, pricing strategy, maintenance and constant adaptation. Passive income only looks passive once the machine behind it is built properly.

Another huge shift? Tenant selection suddenly matters a lot more. Conversations are no longer only about affordability and income. Landlords are navigating increasingly complex situations and many are feeling uncertain about how to make the right decisions fairly and confidently.

Meanwhile on our side, we’ve been busy preparing for London’s upcoming heatwave and bank holiday weekend. Calendars are filling up, direct bookings are coming in and we’re excited to welcome new guests into the city.

Because honestly? London in the sun is a completely different place.

🍾 We’re currently looking for properties to manage across South East London and surrounding areas including Lewisham, Bromley, Orpington and parts of Kent.

With summer approaching, we’ve decided to focus heavily on these areas because we genuinely believe they are still underrated within the short stay space. The demand is growing, the locations are evolving quickly and when positioned correctly, properties here can perform incredibly well.

We already have experience managing properties in these areas and we’ve seen first hand how much potential can be unlocked with the right setup, pricing strategy, guest communication and positioning.

Truth is, we’re seeing more landlords looking into alternative ways to use their properties and honestly, it’s good to see.

A lot of people are realising that relying on one strategy only is risky now. The landlords doing best at the moment are the ones asking questions, exploring different models and actually learning how the market works instead of fighting it.

Short lets, company lets, relocation stays, contractor bookings. There’s demand everywhere if the property is set up properly and managed properly.

The industry is changing fast and the people adapting early will thank themselves later.

Everyone says “it’s impossible.”

What they really mean is “I tried doing it on my own.”

Short lets don’t fail because the model doesn’t work.
They fail because people stop at the setup stage.

A few photos. A listing. Maybe a couple of bookings.

Nobody’s booking 3 months ahead anymore. 👀

At the Short Stay Summit 2025, one insight came up again and again: guests are not booking the way they used to.

Economic uncertainty. Geopolitical tension. Unpredictable weather. Shifting travel rules.

The result? Booking windows have collapsed. And while we can’t (immediately) change what is happening around the world, we can focus on keeping our businesses alive and thriving

And here’s the uncomfortable truth for property owners:

❌ Rigid pricing is quietly killing your revenue.
❌ “Set it and forget it” calendars are leaving money on the table every single night.
❌ Minimum stay rules built for 2019 are blocking the bookings of 2026.

The operators winning today aren’t the ones with the lowest rates. They’re the ones who stay flexible on pricing, on availability, on length of stay.

This is one of the things we couldn’t “fix”

Even with just one property, you’re always on your phone. Waiting. Watching. Ready to reply. Airbnb, Booking… it doesn’t matter. If a message comes in, you have to be there. And to be fair, you’re right. Most guests enquire with multiple places, and the first one to reply is likely the one that gets the booking. This market moves fast. Travelers may leave things last minute, or they may enquire and disappear, so it becomes a constant game of replying quickly, following up, and keeping up with follow ups coming back to you. Then there’s everything else in the background… cleaners, laundry, check ins, check outs. Communication never really stops. And the truth is, you can’t change this. Not on your own. When we were managing just one property, there were no real days off. No fully present dinners, no quiet Sundays, no switching off. Just the constant need to be available to deliver a good guest experience. As things grew, we had to build a structure around it, a team, systems, coverage. So, it all comes down to one question. Do I want to do this myself, or do I outsource it and pay a small fee for peace of mind? If you’re starting to feel like your phone is running your life, maybe it’s time to at least explore the second option.
