ROLE OF CONSTRUCTION/PROJECT MANAGEMENT
Construction or project management generally involves the following roles;
Oversight during construction stage in terms of quality control, progress reporting, performance, finance and project handing over.
Advisory role during the design and documentation stages on the most appropriate construction techniques, material specifications and availability.
Determining the best way to get materials, tools and equipment to the building site and the most cost-effective plan and schedule for completing the project. The construction activities may be divided into logical steps, and coordinated separately while guided by the time required to meet established deadlines.
Construction management will also play a role in the selection and management of general contractors and sub-contractors to complete specific phases of the project—which could include structural metal-working, plumbing, painting, electrical wiring and landscaping.
Another aspect in construction management involves directing and monitoring the progress of construction activities. A representative or the construction manager may be stationed in a temporary office on site during the projects duration. They oversee worker safety and productivity as well as construction quality.
Management further involves obtaining the necessary permits and licenses and, depending upon the contractual arrangements, directing and monitoring compliance with building and safety codes, regulations, and requirements set by the project’s insurers.
In other words, construction management involves the whole construction team. The construction manager, having construction management skills, plays a coordinating role linking together the different professionals.
