25 years ago, we started managing one condo in Pointe Royale. Here's what we learned that most property managers never figure out.
Turnover speed matters more than owners think. A condo sitting empty for 3 extra days between guests isn't "resting" — it's losing money. We built our cleaning and inspection process so a Sunday checkout can be ready for a Sunday check-in, not a Tuesday one.
Guest vetting saves maintenance costs. Before a booking is ever confirmed, we're screening for the red flags most owners never think to look for. Skip that step and you're not just risking a bad review — you're risking a replaced sofa or a busted door frame.
Local presence beats remote management apps. When a pipe bursts at 11pm, an app can't drive over and shut off the water. We can — usually within the hour. That's the difference between a quick fix and a flooded unit.
One condo in Pointe Royale turned into a portfolio across Branson because we treated every unit like it was the only one we had.
