Too often nonprofit and community organizations with potentially transformative ideas are unable to navigate the real estate elements of their operations. Too often real estate developers and financiers fail to see the opportunity in certain operating businesses because they do not fit neatly in the established real estate “box.” We are driving a shift in thinking to create development projects that are not only profitable but also truly transform communities.

SHIFT alongside partner and minority-led firm, BrookWynn Capital are steadfast in a continued commitment to preserving and improving housing opportunities for low-and moderate-income families throughout the country. The mixed-income community at Capitol Square provides quality affordable, workforce housing as 65% of its units have been designated for families earning between 40-60% AMI.

Capitol Square is set to undergo a comprehensive renovation with plans to upgrade 77 units on a rolling basis, all while ensuring current residents remain secure in their homes without being displaced. Renovations are designed to enhance the quality of housing options, add energy efficient upgrades, provide much needed safety and security enhancements, and create resident gathering spaces.

For a few years, SHIFT has been working with development partners in Upstate NY. We’ve showcased our momentum in Ithaca on our SouthWorks () project. Now we’re passing along an update on the 12-acre Bull’s Head Revitalization Project in Rochester NY that we are partnering on with community-driven developers to revitalize the area and enhance the overall quality of life for residents and businesses.

SHIFT is part of DevelopROC, an experienced team of national developers led by the Dawson Co., and partnered with Rochester-based US Ceiling Corp led by Bull’s Head native Melissa James-Geska and The Oughtness Group led by John Majors, another Bull’s Head native.

The revitalization plan is driven by the City of Rochester’s strong commitment to the Bull’s Head community that has experienced significant disinvestment over several decades.

The development team met with community members to reveal and get feedback on the plan that is expected to mix commercial and retail spaces, affordable and market-rate housing, and community gathering places. The plan also includes the creation of a mixed-use construction accelerator developed by Livingston Associates that would provide for economic development, commercial corridor development, workforce development and a critical demand for workforce housing in the neighborhood.

You have been a source of energy and a light of inspiration ever since we met years ago as part of our Kensington Storefront Challenge. We think there's a story about a bowling alley in the mix too. We remember the lovely smells of coffee roasting, and taste testing your Honey Citron Tea at MaKen North (). A lot has changed since then, but your team's commitment and charge have not. We are thankful for your entire team. We are grateful for feeding and satisfying our cravings, opening us to new food and cultural experiences, and calling J-centrel home. Thanks and Aaron Moselle for telling the story of building the new forever home for Big Picture Philadelphia's El Centro de Estudiantes in Kensington creating new futures for Philly's youth. A home for students aged 16-21 who are resuming their education after dropping out of traditional high schools. The school offers an accelerated program that enables students to get their diploma in 1.5 to three years as well as participate in workforce training with the opportunity to graduate with industry credentials.
