Last week, I shared a chart tracking new closings over the past 5 years in Metro Atlanta—and a few folks asked what it looks like if we zoom out a bit more. So here’s the 10-year view.

Couple of observations:

What happened in 2018? There’s a notable dip that year, but I can’t remember what drove it. If anyone recalls, drop a comment—I’d love to jog my memory.

New normal? Quarterly closings in the 5,000–5,500 range seem to have become the baseline.

Looking ahead: With rezoning and development timelines still dragging, do we risk running low on vacant developed lots again—like we did in the 2008–2012 downturn?

Curious to hear thoughts from others watching these trends unfold.

From Q1 2020 to Q1 2025, the trend shows a classic housing cycle:

🏗️ 2020–2021 Boom
Low interest rates + pandemic shifts drove a surge in closings, peaking mid-2021. Builders raced to meet demand.

📉 2022–2023 Correction

I recently shared a chart showing the quarterly closings of new construction homes in Metro Atlanta since Q1 2025. With the steady decline we’ve seen since 2022, I wanted to explore how interest rates are playing into this trend.

There’s no doubt — interest rates have a direct impact on closings. As builders continue to buy down rates to help buyers, we’re all hoping the Fed will start easing rates this summer to give the market a needed boost.

Over the past 6–8 months, my conversations with builders across Metro Atlanta have consistently highlighted a continued decline in the closings of new construction homes.

Looking at the trends from Q1 2025, there is cautious optimism that we may see increased sales in Q2 and Q3. However, the larger question remains: Is this the new normal for the Metro Atlanta market?

Here are a few key trends we’ve observed:

Growth Phase (2020–2021): Steady growth in closings, peaking at 7,749 in Q2 2021.

Early Softening (2022): A noticeable decline, with quarterly closings slipping into the low 6,000s.

Correction and Stabilization (2023–2025): Starting in Q1 2023, we saw a clear step-down, with closings stabilizing between approximately 4,900 and 5,500 per quarter through Q1 2025.
