What do all these places have in common?

Someone actually gets paid to “clean” them.

It’s not easy being one of the most trusted companies here. But that’s exactly what happened when we set out to do the opposite of everyone else.

• Pre-clean home documentation
Helps owners catch problems before guests do.

• Branded sani strips and cleanliness seals
Not those generic handwritten toilet paper bands everyone orders online. Guests instantly know who cleaned the property through branded materials that boost professionalism and guest confidence.

• Exit walkthrough videos
Creates protection for the guest, owner, and cleaner with proof provided upfront instead of waiting for questions after the stay.

• Co-host support on Airbnb
Adds more oversight and faster issue awareness. Owners never create another schedule again. We see messaging and help provide you with solutions and reminders.

• Inventory monitoring
Prevents guests from running out of essentials. We take inventory after every cleaning.. before you get low.

• Maintenance reporting
Helps stop small problems from turning into expensive ones. We even have a list of reputable vendors.

• Ozone odor treatments
Removes deep odors trapped in fabrics and porous materials. Sprays only get so far.

• Hospitality-focused presentation
Improves guest perception and perceived value. We reset through a guest lens rather than a cleaner lens.

• Checklists and SOPs
Creates consistency and accountability across every turnover. Most cleaners don’t even know what SOP stands for.

• Checkout Email
we provide a comprehensive checklist of how the guest left the home upon checkout. Whether the house was good or bad, you’ll know about it.

The difference between a cleaner and a hospitality system becomes obvious in the reviews.

This is exactly why there is a waitlist for our property management and listing services.

Our listings are currently outperforming similar listings in the Groveland market by more than 14% in occupancy. That kind of performance comes from understanding how to position a property correctly from the very beginning.

We spend an enormous amount of time optimizing listings, studying pricing behavior, improving guest experience, building stronger photography portfolios, refining descriptions, and creating systems that increase visibility and conversions.

Most properties are uploaded with a few photos and a basic description and then left to “hopefully” perform well. We approach listings like a brand. Every photo placement, pricing adjustment, amenity decision, message flow, and presentation detail matters.

Right now we are overloaded with listing launches, consultations, photography projects, floor plans, and optimization work for owners who want their homes operating at a higher level.

The goal has never been to manage the most homes. The goal has always been to build listings that outperform the market and create a better experience for both guests and homeowners.

Everyone talks about the guest experience
Very few properties actually do what’s needed.

Pine Mountain Lake just added brand new courts. Guests show up excited to play… then realize they forgot racquets, forgot balls, don’t own paddles, or have to drive around Groveland trying to buy equipment that doesn’t exist for a 2 or 3 day trip.

So we built the obvious solution.

We now offers on demand pickleball and tennis rentals directly for guests staying in select Alpine Homes.

No Walmart run.
No packing bulky gear.
No “maybe the house has some.”
No cheap broken paddles tossed in a closet from 2017.

Guests reserve what they need and we deliver it when you’re ready to play.

Professional quality gear comes cleaned and organized. Simple rental and return process.
Designed specifically for short term rentals.

This is the kind of thing that increases perceived value without homeowners spending thousands on upgrades.

The future of hospitality is innovation.

Your guests might forgive a lot, but slow WiFi usually is not one of them.

Today’s travelers are streaming movies, working remotely, uploading photos, using smart TVs, checking security cameras, controlling thermostats, unlocking doors, and running multiple devices at the same time. One weak connection can turn an amazing stay into a frustrating one fast.

For homeowners, reliable internet matters just as much.

If you live out of town and rely on cameras, smart locks, noise monitoring, thermostats, or remote access to your property, your WiFi is the backbone of your entire operation. When internet goes down, your systems are gone and your home is vulnerable.

We’ve tested a lot of systems in Groveland and around Yosemite. Rural internet has always been inconsistent here.

Then we started installing Starlinkďżź.

Faster speeds with better reliability and stronger coverage. Fewer outages and better performance during busy guest stays. It has honestly changed the game for short term rentals in this area.

And for what it delivers, the value is hard to beat.

We recommend it so much that we’re covering a month, for free.

If you own a home in Groveland or near Yosemite and are tired of buffering TVs, disconnected cameras, dropped video calls, or guests complaining about internet, click the link and never have to worry about it.

Maybe a bit of an unpopular opinion…

Some people really think a Swiffer, a vacuum line down the middle of the room, and a couple Lysol wipes justifies professional cleaning prices. Then they wonder why surfaces still feel dirty, bathrooms still smell off, and homes start breaking down faster over time.

Knowing which products to use, when different surfaces require different chemistry, how to sanitize correctly, how to prevent buildup, and how to detail a space properly takes experience, systems, and standards. There is a massive difference between someone making a place look clean for five minutes and someone actually cleaning it.

A lot of people are charging professional prices for beginner level work. If you do not understand the difference between disinfecting, sanitizing, degreasing, descaling, and surface safe cleaning, you are still learning the trade. There is nothing wrong with learning. Charging premium rates while delivering shortcut work is the problem.

Anybody can pretend to clean until someone who actually knows cleaning walks in.

The amount of misdrawn or handwritten evacuation floor plans in short term rentals is honestly surprising and a little bit scary.

Owners sketch layouts from memory, estimate measurements, and place exit paths wherever they seem logical. Later those plans leave out rooms, miss extinguisher locations, or create confusion for guests trying to understand the layout.

A safety floor plan should match the home exactly.

We walk the property for you and use the latest scanning technology to capture every space accurately. From there, we create measured 2D floor plans that include evacuation routes and fire extinguisher locations designed specifically for short term rentals.

Each walkthrough also includes a free checklist of current CAL FIRE readiness requirements so you know exactly what your property should have in place.

Owners use these plans to strengthen safety documentation, support guest awareness, and keep their homes professionally prepared year round.

If your property still relies on a rough sketch or outdated layout, this is one of the easiest ways to bring it up the standards. Message us to schedule your walkthrough.

Have an STR that guests smoked in?

Or maybe someone cooked something that filled the whole house with a smell that never fully cleared?

Or maybe the property sat empty for a while and now the air feels stale the moment you walk inside?

Smells settle deep into fabrics, upholstery, mattresses, curtains, rugs, and wood. Airing out a home helps temporarily, yet odor particles often stay embedded throughout the space.

That is where ozone treatment comes in.

Ozone works by attaching to odor-causing molecules and changing their structure so the smell disappears at the source. It moves through the air and into porous materials that standard cleaning and sprays cannot reach, helping restore a clean, neutral environment before guests arrive.

This type of treatment is widely used in hospitality recovery after smoke exposure, strong cooking odors, and extended vacancy periods because it refreshes the entire atmosphere of a home.

We offer ozone treatment as a standalone service for any STR in Groveland that needs a full reset before the next stay.

If your property needs the air to feel as clean as it looks, Alpine can take care of it. ✨

Can you answer yes to any of these right now?

Can someone reset your Wi-Fi when a guest reports an issue as it happens?

Can someone restock supplies between stays without you driving to the property?

Can someone swap propane before a guest ever notices the tank is empty?

Can someone meet vendors and confirm the work was actually completed correctly?

Can someone check your home during back-to-back summer turnovers when the calendar is full?

Can someone walk the property while you are away and send updates you can rely on?

Can someone handle small problems immediately before they turn into expensive ones?

If you answered no or once in a while to any of these, that is not good enough when your reputation and reviews depend on it.

Now another question.

Can anyone doing these things provide consistent coverage under one monthly membership instead of charging a new fee every time something comes up?

Summer calendars across Groveland and Pine Mountain Lake are already full. When something happens, response time shapes guest experience and protects your listing momentum.

Alpine Concierge was designed as a membership service so owners have dependable local support without surprise service charges each time help is needed.

Membership openings are limited for the season. Reach out now to see if your home can be included.

There is a certain level of audacity in publicly speaking about a business in a negative way and then expecting no response.

If our name is mentioned publicly, we respond. That is part of protecting the reputation we have worked hard to build in this community.

Today someone contacted us about a situation that had nothing to do with Alpine. After that mistake was clarified, the concern shifted into criticism of our professionalism simply because we addressed it directly.

Clear communication is not rude. Protecting your business is not rude. Standing behind your reputation is not rude.

What is unreasonable is creating confusion around a company’s name and then expecting silence when that company responds.

We are proud of the standards we operate with. We are selective about who we work with. Strong partnerships begin with mutual respect and clarity from the first conversation.

And yes, I have screenshots.

It dawned on me I hadn’t done this here yet…

I’ve never introduced us or who we are.

Hi, I’m Skylar. My PIC Jordan and I run Alpine together, and I also manage the voice behind the social media accounts.

Between the two of us, we bring more than 20 years of hospitality experience across restaurants, hotels, and mountain lodges, with time spent working inside both family run operations and larger corporate environments. Over the last 10 years we focused specifically on short term rentals in the Yosemite and Groveland area. During that time we worked for other STR companies and saw clear gaps in how properties were being supported, presented, and managed. We knew there was room to raise the standard, so we built Alpine to do exactly that.

Alpine started with cleaning because it was the highest demand service in the area and the place where consistency matters most. From there, owners began asking for help with listings, guest experience, setup strategy, and operations. That naturally grew into full property management. Today Alpine has evolved into a connected ecosystem that includes management, professional photography, floor plans, listing development, and concierge level support for both owners and guests. And that’s just what we have so far.. I have no shortage of ideas of where we could go next.

My background also includes marketing, business development, and listing positioning, which shaped how Alpine homes are introduced to the market and how they continue performing over time. Because our foundation started inside the day to day turnover process, we understand what actually happens between bookings and how those details influence reviews, visibility, and long term success.

Our goal has always been simple. Build properties that feel intentional from the first photo through checkout, support owners with clear structure and communication, and create guest experiences that lead to consistent five star stays. That approach has grown Alpine into a company with a strong local reputation and a waitlist of owners who want their homes positioned at a higher level in the Yosemite market.

If you are preparing a home for Airbnb or looking for a stronger structure behind the one you already have, we enjoy connecting with owners who want their property handled with care and purpose.

If you’d like to know more about what we do, we have a website that has all our services.
