The PCB and 30A corridor currently sits at 8.1 months of inventory. Anything over 6 months is a buyer's market. 95.7% list-to-price ratio means sellers are accepting offers below ask. 77 days on market means sellers are waiting β€” and you're not.

This is a window buyers haven't seen on the Gulf Coast since before 2020.

Here's the investment case:

At $369,000 for a Gulf-front unit with 20% down, your principal and interest at today's 6.51% rate runs about $1,873 a month. Gulf Coast vacation rental properties in this corridor average 8–12% annual yield. At 10%, that's $36,900 a year β€” or $3,075 a month in rental income.

Days on market: 45 days.
List-to-price ratio: 96.9%.
Months of supply: 4.9 months.

Let me translate those numbers for you.

A 24.3% year-over-year increase means the market has been moving fast and hasn't stopped. 45 days on market means homes aren't sitting β€” the ones priced right are gone inside two months. A 96.9% list-to-price ratio means sellers are getting nearly full ask price, which means lowball offers aren't landing.

Here's what most buyers also don't know: Birmingham has down payment assistance programs that can put up to $10,000 toward your purchase β€” zero interest, forgivable through the City. The AHFA Step Up program adds another option. You might need far less to get in than you think.

At 6.51% (current Freddie Mac rate), a $220,000 home with 10% down runs about $1,254 a month in principal and interest. That's homeownership. Not a rent check.

This is a market that rewards preparedness. Buyers who are pre-approved, know their number, and move decisively are winning. Buyers who are "still thinking about it" are watching other people move into their neighborhoods.

A short market note for those reading on the deck before the cookout: last week's 30-year averaged 6.51%, the highest weekly reading since August. Tuesday brings the next national home-price print. Wednesday brings the mortgage-application read. Birmingham metro is at 2.1 months of supply. Walton County 30A is at 137 days median on the market. Two different rooms. Same week ahead.
