Your First 5 Photos Matter

Guests may scroll through dozens of vacation rentals before deciding which properties to open. Your first few photos need to quickly show them why they should choose yours.

Your first five photos should highlight the strongest selling points of the property, not simply follow the order of the rooms.

For a beachfront rental, that might mean:

Your best overall interior photo
The Gulf or beachfront view
The balcony and outdoor space
The primary bedroom
A standout amenity, pool, or another strong interior shot

Avoid using several photos of the same room in those first few positions. Use that valuable space to show guests what makes the property different.

And don't forget to update your photos. New bedding, furniture, paint, décor, renovations, or added amenities are all good reasons to consider new photography.

A great property with outdated or poorly arranged photos can easily be overlooked.

Your listing isn't just competing on price. It's competing for the click.

The Right Bed Setup Matters More Than You Think

When setting up a short-term rental, adding the maximum number of beds isn't always the best strategy. The goal should be to create a sleeping arrangement that matches the guests your property is most likely to attract.

Primary Bedroom: When space allows, a king bed is often a great choice for couples and gives the primary bedroom a more comfortable, premium feel.

Guest Bedrooms: Think carefully about how the space will be used. Two full beds can sometimes be more valuable than one queen because they provide additional sleeping flexibility for families and groups. If the room is large enough, two queens can be an even stronger option.

Bunk Beds: Bunks can work especially well in family-focused vacation rentals, but adding more sleeping capacity shouldn't come at the expense of comfort or usable space.

Sleeper Sofas: They can provide valuable flexibility, but don't add one simply to increase the advertised occupancy.

Most importantly, don't just ask:

“How many people can this property sleep?”

Ask:

“How many people can comfortably vacation here?”

If your property sleeps 8, consider whether you also have enough living-room seating, dining space, storage, bathrooms, and other amenities to comfortably accommodate 8 guests.

The right bed configuration and layout can make your property more appealing to the guests you're trying to attract while creating a better overall experience.
