NYC short-term rental update 🏙️

A City Council bill (948B) that would have loosened NYC’s short-term rental rules—allowing up to four adult guests and locked bedrooms in one- and two-family homes—won’t get a vote in 2025. Backed by Airbnb and homeowners but opposed by hotels, the bill now faces long odds in 2026 as city leaders continue to support strict registration and guest limits aimed at protecting housing affordability.

A NYC council bill that would give owners of 1-and-2-family homes the ability to rent them as short-term rentals will not be voted on in 2025.
