A huge market correction in real estate is coming- and is probably already underway.

I recently worked with an investor from overseas that came into town to view potential short-term rental properties she might buy. The challenge for her was not finding options, it was making sure to avoid all the identical homes in an area. It literally was a case of: "once you've seen one you've seen them all." It was surprisingly more difficult to accomplish than you might expect.

For many of the homes in resort communities that are for sale right now, the reason why they're for sale in the first place is that they didn't do enough (or anything) to differentiate themselves from the other homes- causing their rental operation to fail. The represents an opportunity for investors coming in to the market.

In our property management business, we work exclusively with absentee homeowners- many of them living thousands of miles away from their rental properties. When we meet with an absentee owner that's been self-managing their home, we often find examples of guests taking advantage of the owner, either on purpose or not.

Absentee owners typically have limited options on how to quickly deal with guest complaints- often times opting for the most expensive solution, simply because its the least amount of trouble for them while being so far away.

One of the hardest parts of managing homes for other people is saying "no" to potential clients. But I've yet to meet a thriving business owner/operator that isn't clear on who their business serves, and ultimately who their business is not a good fit for.

We've chosen to focus on homeowners that want to operate their short-term rentals as a business- which means that WE have to be more selective about who we work with. Being able to turn away potential customers who are not the right fit not only allows us to focus on better serving people who ARE the right fit- but it also is another way we can put our integrity into practice:

By saying "no" to clients that aren't a good fit, it makes our "yes" all the more powerful to those who are!
