Spring listings reveal something quickly: buyers will forgive outdated finishes faster than a bad layout.

During showings, buyers rarely walk through a home thinking about paint colors or cabinet hardware first. What they notice immediately is how the house functions:
• Does the kitchen connect to the living space?
• Do the main rooms feel easy to move through?
• Does the layout make sense for everyday life?

Finishes can be updated over time. A layout is much harder to change. That is why buyers often focus on the bones of the home first—and the style second. 🏡

My top spring tip for sellers: don’t make buyers do mental math.

When buyers walk through a home, they’re already comparing it to everything else they’ve seen. If they start thinking, Okay, if we redo the kitchen… replace the floors… update the bathrooms… they’re not adding value—they’re subtracting it.

Spring buyers move quickly. The homes that get the strongest response are the ones where the price and condition make sense immediately. If buyers have to calculate the value, they usually just move on to the next one. 🏡
