Why don't secondary schools start later?
I get the 8.30 starts with primary school as parents need time to drop their kids off then go to work, but why not have secondary schools start at 9.30am or even 10am, as by that point you should be making your own way to school? There are plenty of studies which show teenage brains are just biologically unsuited to early mornings and a later start would be beneficial. And a 10am start would mean a 5pm finish, which I don't think is unreasonable. The main thing to navigate would be school traffic and commuter traffic no longer being staggered...

Just thinking about how mad it is that due to the focus on "good schools", a lot of pupils have to travel far and wide. I had friends who had to wake up at 5.30am to get to school on time, as they lived so far away!

Landlord says I can't keep a cat

I recently thought about adopting a cat from a local rescue centre.

My front door has a cat flap installed, so I assumed that the previous tenant/s must have owned a cat, and it wouldn't be an issue.

I made an enquiry with my local rescue about a cat named Freya, who is 4 years old and sounds chill AF.

At the same time I made enquiries through the estate agents seeking permission from the landlord.

The rescue centre moved very quickly on my enquiry, and arranged for me to meet Freya.

The problem is the estate agents emailed back a day later saying that my landlord has a blanket policy of no pets on all of his properties.

I kind of feel like I've committed now, and I'm planning on just adopting the cat and hiding any evidence of her presence when I have inspections, which are arranged with notice.

Is anyone else in this position? How have you found navigating it if so?

My tenancy agreement says no pets without written permission from landlord.

Recieved a S21. Its not valid. Can i ignore it and only notify the landlord after May?
Engalnd based.

Receievd a S21 from the landlord on Friday. hes not selling, just wants to increase rent for next tenants as we are on much lower than market and the contract only allows fixed increases that wont bring to market value.

issue is the S21 is (as i understand) invalid. We rented via goodlord and it shows all the supplied documents and he never sent the How to Rent guide, EPC or gas safety check. Hes also not used form 6A either, just a letter titled "Section 21 Notice").

We havent acknowledged the document or agree anything. as far as hes concerned its all fine. S21 runs out on 22nd May .

With that in mind can we just ignore it, let him assume everything is fine and then notify him on the 2nd May that the notice was invalid and we are now protected by the renters rights act?

Do I have any legal recourse here after inspection left me with spoiled food and drink?
My flat has just had it's annual electrical safety check and has passed. Since I was away for two and a half days in hospital, I arranged for the landlady to let the guy in on my behalf to carry out the inspection.

Part of the inspection required temporarily switching off the mains and back on again and testing the wall sockets, meaning some things had to be unplugged temporarily.

When I got back, I found my fridge had been left unplugged and as a result most of the contents have either defrosted or otherwise spoiled.

I'm on a very tight budget so can't afford to easily replace the items on a whim, I stock up with bulk purchases that last me until I'm next paid and make it last the few weeks between payments, after all my rent and other important bills are paid.

I've no friends, neighbours or anyone in the family who can help me with food in the meantime and when I complained to the landlady, she just said oh well, there's always food banks available and laughed at me when I said it's not just as easy as turning up to one and expecting anything, there's referral processes for the ones in our area.

Do I have any legal recourse in this situation? I've actually still got the receipts for the spoiled or defrosted items as well. Or do I just have to accept that property damage comes with inspections sometimes?

Landlord wants me out because her daughter is moving in – what are my rights?
Hi everyone,
My landlord has told me that she wants me to move out in September because her daughter is supposedly going to live in the property. However, my tenancy agreement officially runs until March 2027, and I haven’t received any formal notice yet.
As I understand the new rules, once I receive the official notice, I have 4 months before I have to leave. Is that correct, or are there any exceptions that would allow her daughter to move in as early as September?
Thanks in advance!

Landlord has a spare set of keys with our neighbour
We've newly moved in and been informed a spare set of keys is with the neighbour ("who has lived here forever and has everyone's keys").
We're not comfortable with this. Already, he has "sent" him to try and enter our house while we're away to "flip a switch and check the electrics" because the upstairs neighbours lost power.

No, he didn't ask us beforehand; he told us after the fact.

Am I within my rights to demand this key back from the neighbour, or at the least, that he sends it back to my landlord and get written confirmation that only the landlord holds keys?

We live in the ground floor flat of a terraced house.

Landlord lives a 1.5hr drive away, and used this as an addtl reason "in case of emergencies".

Our dead landlord signed our tenancy….
So we became tenants of a property three months ago, tatty place but we like it.

Recently a guy came to our door, he is the landlords son, he proved this to us.

He wanted to check to see if his dad had signed the tenancy which he had.

Problem is that his dad died in 2017, 8/9 years ago. We have seen his dad’s declaration that the property was meant to pass to his son.

Turns out that his step mum is acting as owner renting it to us via a letting agent but still signing as the eight years dead guy. Dead guy is still the owner as per land registry.

There is an ownership dispute.

We have seen emails between the son and letting agent stating that the letting agent will inform us that we may need to vacate early, this was two months ago. We have not heard a thing from the letting agent.

The agent also states that they are no longer taking instruction from the step mum, but we don’t believe that they are taking instruction from the son either.

They are holding all monies while it is figured out.

Where does this all leave us?

Strangely no one we know has encountered this issue before…

What made you realise that your parents are not good people?
I live 4 hours away from my Dad and his wife (no Mum, she died when I was 10) and I'm back visiting them this weekend. I always knew they were incredibly selfish and self centered but I realised this weekend it's something much deeper. They seem to get great pleasure out of others misfortune, for example, if someone fell over in the street they would openly laugh and ridicule the person. There wouldn't even be a single consideration of helping and asking if they are okay. They love nothing more than discussing the breakdown of a 'friends' marriage or anything else bad that is happening to someone.

I'm glad I live so far away, and also have the best husband who has a kind and loving family who treat me like I've always been part of the family. I can't wait to get home, this weekend has drained me.

What do you think Russell Brand's wife is making of his trial?
She has been there every day and is surely hearing a lot of accusations for the first time. At what point does loyalty to a person matter when hearing deprived accusations about them from their past? How much do you think he has told her and do you think she pecks his head when they get home and they spend the night arguing?

What’s something that used to be considered a luxury in the UK but is now treated as a basic necessity?
I was thinking about how much our expectations have changed over the last 20 years.

Growing up, having a TV in your bedroom was a big deal. Going abroad was something you looked forward to all year, and getting a takeaway was an actual treat.

Now we’ve got £1,000 phones, subscriptions to half a dozen streaming services, and people ordering Deliveroo because they can’t be bothered to walk ten minutes.
Not saying things were necessarily better back then, but it’s interesting how quickly luxuries become things we feel we can’t live without.

What else belongs on the list?
