“How much will it cost to fix?” is usually the first question we hear about a commercial masonry issue. The honest answer depends on what’s happening beneath the surface, how much of the building is affected, and what it takes to reach the repair area.

If you’re seeing loose mortar, damaged brick, cracks, or signs of water inside, have it assessed before putting a number in the budget. We break down what affects repair costs and when to call a pro in one of our latest articles. 🧱

A 100+ year old townhouse with brick crumbling along the rear facade called for more than a quick patch. 🧱

We’re grateful this homeowner trusted JMS with the restoration, and even more grateful they took the time to share their 5-star experience. Hearing that the facade looks “virtually new” means a lot to us.

That hole in the wall is there for a reason.

Weep holes give moisture a way out from behind a masonry wall. On cavity walls, they work with flashing to direct water outside before it builds up where you can’t see it.

It’s a small detail that does an important job. If you spot one, don’t seal it up!

It may not be everyone’s idea of a good camera roll, but we wouldn’t have it any other way.

A few masonry hot takes from the JMS crew.

🧱 “Just seal the brick” can make things worse. People assume sealing brick automatically protects it. But the wrong sealer or sealing when there’s an underlying moisture issue can trap moisture rather than solve the source of it.

🧱 “Stronger mortar” isn’t always better. It sounds logical that stronger = more durable. With older masonry, though, mortar generally needs to be compatible with the brick. Mortar that’s too hard can shift stress into softer historic brick and contribute to damage.

🧱 A freshly cleaned brick wall isn’t automatically a well-maintained one. A clean appearance can make a wall *look* healthy, but cleaning doesn’t address deteriorated mortar, water entry, flashing issues, cracks, or other maintenance needs.

🧱 Good restoration should blend in, not stand out. People sometimes think a restoration should look obviously new and pristine. Good masonry restoration generally aims to be compatible with the existing building… matching things like mortar appearance, joint profile, brick, and overall character.

When it comes to restoration, the details matter. The right repair should protect the building and fit the masonry that’s already there.

That patch repair that keeps coming back? It might not be the workmanship, it could be the material 🧱

Historic masonry was built with lime-based mortar that flexes and allows moisture to move naturally. Modern cement is much harder, so using it on older buildings can trap moisture, crack brick, and cause repairs to fail.

Even the right mortar won't last if the underlying moisture issue isn't addressed or the surface isn't properly prepared.

Long-lasting masonry repairs start with understanding the building… not just filling the crack.

Those fine, web-like cracks on a masonry surface are called crazing. They may look minor, but they can give water a way into the finish. When that moisture freezes and thaws, the cracks can widen and the surface can wear faster. 🧱

Ivy is no stranger to buildings in the Boston area. While it can give a brick home plenty of charm, removing it the wrong way can take pieces of weakened mortar or brick along with it.

The key is patience: cut the vines, allow the roots to dry and loosen naturally, then remove them gently. Once the ivy is gone, inspect the area for cracks, missing mortar or damaged brick that may have been hiding underneath.

Save this post before tackling the ivy on your home! 🌿🧱

Repointing removes old, deteriorated mortar and replaces it with a properly matched mix. This helps strengthen the brickwork, prevent water intrusion and preserve the building’s appearance for years to come.

With historic masonry, the details matter. The mortar must complement the original brick in strength, color and texture to create a repair that looks right and lasts.
