Airbnb’s $20.3B Economic Impact in Australia, 2024 Report Says
Australia: New research by Oxford Economics, commissioned by Airbnb, shows that spending associated with Airbnb contributed an estimated $20.3 billion to Australia’s economy in 2024.
This sum equates to approximately seven per cent of the country’s tourism GDP. Economic activity from Airbnb’s presence also helped support 107,000 jobs while contributing an estimated $7 billion in wage income, the report claims.
The research revealed a continued recovery in domestic travel, with domestic guests accounting for around 84 per cent of Airbnb stays in 2024 – an almost 10 percentage points increase on the 2019 pre-COVID share. Around half of all international visitors to Australia using Airbnb came from within the Asia Pacific region in 2024, with Singapore, New Zealand and mainland China the top three. UK travellers were the single largest source of international guests, accounting for 14 per cent of the total, followed closely by the United States (12 per cent).

Airbnb hosts happy to leave properties empty as rental caps introduced
Capping the maximum amount of days properties can be available for short-term stays is unlikely to fix the rental crisis.

Imposing further booking limits on short-stay properties would have little impact on rental supply and affordability in Australia’s biggest cities, Airbnb says.
Capping or lowering the number of nights a property could be listed would only prompt about one in every eight hosts to put the property up for long-term rental, a survey commissioned by the platform found.
The survey, conducted by YouGov, polled more than 1000 Airbnb hosts in Sydney and Melbourne.

Cracking down on short-term rentals won’t boost the long-term rental market—it will only make property owners more passive, preferring to leave properties vacant rather than deal with the hassles of long-term leasing. It would be wiser for the Australian Government to actively encourage landlords to make their properties available for long-term rent by offering tax incentives and simplifying regulatory processes. Making landlords genuinely willing to rent long-term is the smart way to solve the problem!
