I am writing to formally express interest in securing a suitable commercial tenancy space of 30 square metres or more within the Darwin CBD or surrounding high-foot-traffic areas, for the establishment of our new café venture, BARISTA CAFÉ.

BARISTA CAFÉ is a modern, health-focused coffee and light food outlet catering to busy professionals, gym-goers, local residents, and tourists. Our brand is built on offering premium specialty coffee, nutritious grab-and-go meals, and a welcoming, minimalist atmosphere designed for fast-paced urban life.

• Size: Minimum of 30m² of internal space, with consideration for limited seating or service counter layout.
• Location Preference: Darwin CBD or areas adjacent to mixed-use developments, near businesses, fitness centres (e.g. Fitstop), hotels, hostels, or apartment blocks.
• Foot Traffic: Preference for locations with daily pedestrian activity from office workers, gym patrons, hotel guests, or tourists.
• Fit-Out: Basic services such as plumbing, power (3-phase preferred), ventilation/exhaust, and grease trap capability are ideal (where applicable).
• Lease Term: Seeking flexible lease terms with options to renew.
