📕 Latest BC Property Assessments Overview

2026 BC property assessments have now been released by BC Assessment. These assessments reflect estimated market value as of July 1, 2025 for all properties across the province. Notices were mailed to property owners and values are searchable online through the BC Assessment website.

A few key province-wide facts from the official backgrounder:
Total number of properties assessed is about 2.23 million, roughly 1% higher than last year.

The total value of real estate in BC in 2026 is about $2.75 trillion, which is a decline of nearly 2.5% from 2025. Overall 2026 assessment trends:

Lower Mainland: Declines overall, reflecting a cooling housing market.

Non-market value changes (new construction, rezoning, subdivisions) on the 2026 roll totalled about $34.7 billion, down about 9.4% from last year.

Around 98% of owners typically accept their assessment without appeal. Assessments are based on market sales, property characteristics (size, age, condition, etc.), and are intended to reflect market value uniformly across jurisdictions.

If a property owner believes their assessment is inaccurate:
They should first contact BC Assessment to discuss the assessment.

If still concerned, owners may file a Notice of Complaint (appeal) — typically due by early February 2026 — for independent review by a Property Assessment Review Panel.
