تعليمات هامة لمكاتب العقارات أو الممثلين المعتمدين للملاك الذين يديرون وحدات في المنتجع

فندق ومنتجع ذ افيو

١. عند دخول أي عميل بغرض التأجير أو البيع أو إعادة البيع لمعاينة الوحدات التابعة، يجب إبلاغ الأمن قبل الدخول بحضور ممثل الشركة أو الوكيل المعتمد للمالك.

٢. يتحمل ممثل الشركة أو الوكيل المعتمد للمالك المسؤولية الكاملة عن استقبال الضيوف شخصيًا، ويجب عدم تركهم دون إشراف.

٣. يجب تقديم بيانات الضيوف كاملةً إلى مشرف الأمن المناوب، ويُمنع ترك الضيوف عند البوابات.

٤. المستندات المطلوبة:

* للمصريين: نسخة من بطاقة الهوية الوطنية أو جواز السفر (للعزاب).

* للمتزوجين: نسخة من بطاقة هوية الزوجة + عقد الزواج (إذا لم يُذكر اسم الزوجة في بطاقة هوية الزوج).

* لا تُقبل عقود الزواج العرفية للمصريين.

* إذا كان أحد الطرفين مصريًا والآخر أجنبيًا: نسخ من الهوية وجواز السفر والإقامة (إن وجدت، مثل إقامة سياحية أو عمل)، بالإضافة إلى عقد زواج رسمي مصدق من محامٍ أو جهة معتمدة.

* نسخة من عقد الإيجار.

* نسخة من تعليمات القرية موقعة من الضيف قبل تسجيل الوصول.

5. تقع مسؤولية إبلاغ الأمن مسبقًا بأي إشغال ممنوع في القرية على عاتق مكاتب العقارات أو الوكلاء المعتمدين. في حال المخالفة، سيتم إبلاغ مالك الوحدة.

6. يجب اختيار الضيوف بعناية. لا يُسمح باستضافة العمال أو الأصدقاء. في حال المخالفة، سيتم إبلاغ مالك الوحدة.

7. بالنسبة للضيوف الجدد، يجب تعبئة استمارة تسجيل الوصول واستمارة التعارف في مكتب الأمن قبل الدخول، وفقًا لتعليمات إدارة القرية، وذلك حفاظًا على حقوق المكاتب والأفراد.

8. يجب إبلاغ المستأجر بأنه في حال غيابه أو أثناء إجازته، لا يُسمح باستضافة الآخرين. في حال المخالفة، سيتم إبلاغ مالك الوحدة.

٩. بالنسبة للشركات: يجب تقديم اسم وعنوان شركة العقارات.

١٠. بالنسبة للشركات: يجب تقديم نسخ من بطاقات هوية الموظفين العاملين في شركة العقارات، بالإضافة إلى أرقام هواتفهم.

١١. يجب تقديم قائمة بأرقام الوحدات التي تديرها الشركة أو ممثل المالك في ملف.

١٢. بالنسبة للشركات: يجب تقديم سجل تجاري ساري المفعول وبطاقة ضريبية.

١٣. يجب تقديم نسخة من عقود الوحدات السارية لشركات العقارات أو الوكلاء المعتمدين.

١٤. يجب تصوير جميع المستندات المتعلقة بالمقيم وتقديمها إلى الأمن، أو دفع رسوم قدرها ٥٠ جنيهًا مصريًا مقابل تصوير المستندات.

Important Instructions for Real Estate Offices or Authorized Representatives of Owners Managing Units in the resort

The view Hotel & Resort

1. When any client enters for rental, sale, or resale purposes to inspect the affiliated units, security must be notified before entry in the presence of the company representative or the owner’s authorized agent.
2. The company representative or the owner’s authorized agent bears full responsibility for accommodating guests personally and must not leave them unattended.
3. Complete guest data must be submitted to the shift security supervisor, and guests must not be left at the gates.
4. Required documents:
* For Egyptians: A copy of a national ID or passport (if single).
* If married: a copy of the wife’s ID + marriage certificate (if the wife’s name is not stated on the husband’s ID).
* Customary marriage contracts are not accepted for Egyptians.
* If one party is Egyptian and the other is a foreigner: copies of ID, passport, and residency (if applicable, such as tourism or work), along with an official marriage contract authenticated by a lawyer or authorized office.
* A copy of the rental contract.
* A copy of the village instructions signed by the guest before check-in.
5. Real estate offices or authorized agents are responsible for notifying security in advance of any prohibited occupancy in the village. In case of violation, the unit owner will be informed.
6. Guests must be carefully selected. Workers or friends are not allowed to be accommodated. In case of violation, the unit owner will be notified.
7. For new guests, a check-in form and an acquaintance form must be completed at the security office before entry, according to village management instructions, to preserve the rights of offices and individuals.
8. The tenant must be informed that in the absence of the tenant or during their leave, hosting others is not allowed. In case of violation, the unit owner will be notified.
9. For companies: the name and address of the real estate company must be provided.
10. For companies: copies of ID cards of employees working in the real estate company, along with their phone numbers, must be provided.
11. A list of unit numbers managed by the company or the owner’s representative must be submitted in a file.
12. For companies: a valid commercial registration and tax card must be provided.
13. A copy of valid unit contracts must be provided for real estate companies or authorized agents.
14. All documents related to the resident must be copied and submitted to security, or a fee of 50 EGP must be paid for document copying.
