If your holiday booking isn't meeting these standards then it's likely it's not a legal let...don't be caught out, choose carefully.
As a holiday maker staying in a licensed holiday let what should I expect?
When booking: When you first enquire about a holiday let in the advert should include the properties License number as this is requirement under the holiday letting laws. From 1st July 2025 a further new NRA number has to be provided also. Casagavendy has both licences in place.
Before paying any deposit ensure you have proper contact with the owners, not just exchanged online messages, and you have satisfactory answers to all your questions. We contact and send your contracts by email, we are happy for you to video call us.
There should a be a clear cancelation policy provided. Booking forms and contracts should be used displaying the License number, NRA, owners details and property address. This is in our forms.
If no License number is provided, then don’t book it! Unlicensed properties are illegal to let for holiday purposes and will not be properly insured and could be sub-standard.
The property should meet all the strict standards of the License requirements. Safety equipment should include smoke detectors, CO2 detectors if there are gas appliances, fire extinguisher, fire escape plan. The property must have a fully equipped kitchen with extractor fan, sufficient furniture to seat the number of guests permitted, and for that number to dine as well, 1st aid kit, wifi and a TV. Air con and heating is required in the living area. Washing machine in the property (or in a communal laundry room). Our licence ensures all of these things are in place.
There is minimum square meterage per person for bedrooms, so bedrooms should not feel cramped.
Your bedding will be provided and towels for use in the bathrooms too. ALL normal utility costs must be included in the price quoted, (electricity, gas, wifi, water, air con), however an additional set fee can be charged for cleaning as long as the amount notified at time of booking. If it is found you have abused the usage of the utilities, eg by charging an electric vehicle without permission or running aircons 24/7, than a fee can be deducted from your key deposit to cover these costs as these are not normal use of utilities. We also provide pool towels and chairs and we have no hidden costs.
A deposit can be taken to secure dates, and a key deposit can be taken to hold against breakages. Date for full payment for the rental will be stated in the booking form and in contract. A 10% deposit is what we require to hold your dates.
At the property there should be tourist information, emergency numbers, local information, fire escape plan, details of medical facilities and contact details: and the whole accommodation must be presented in a clean and well-maintained condition. Casagavendy has a welcome booklet and all information on the back of the entrance door.
If on a community, then the community rules must be displayed and should be attached to your contract.
On arrival guests’ details will be entered onto a website run by the Spanish Ministry for the Interior. This is mandatory under Spanish tourism law, so all guests age 14 years and over must be prepared to provide full passport details, address and contact details, and for those under 14 it is name, DOB, responsible adult guest's contact details. These are usually requested in advance of your stay. A GDPR clause should be in your contract to cover use of the information. Casagavendy will send you a booking form to collect this data well in advance of your arrival.
Refusal to provide the legally required information can result in a cancelation of your stay with no refund due.
Owners of legal holiday lets pay high taxes on the rental income in Spain, have specialist insurance, pay for keyholding, need to cover breakages, wear & tear, and maintenance. Prices are calculated to cover these costs and provide a modest income.
Owners WANT their guests to enjoy their stay in the accommodation and take pride in providing a good experience from start to finish. If you find something that you feel is not as it should be then please inform them straight away. If you accidently break a glass or cup, that’s ok, it happens, but let someone know so it can be replaced. When you have had a good holiday then give a good review.
It pays to do your homework and be assured that if you book with us, you are booking a fully compliant, legally registered apartment.
