We recently finished a remarkable renovation for one of our great and amazing client: transforming a long-abandoned “zombie house” on a sun-swept Fijian bluff into a flourishing, exotic villa. This project wasn’t just a design-and-build — it was an entrepreneurial journey rooted in Fijian culture, community, and practical business sense. The result is a beautiful hospitality property that honors place, supports locals, and delivers memorable guest experiences.
The brief from our client
- Rescue and reimagine a neglected concrete shell with unbeatable river views.
- Make the villa unmistakably an escape to paradise in spirit and aesthetics.
- Build a flexible, revenue-generating space for homestays and small events.
What we found, what we fixed
The structure had great bones but showed years of neglect: broken windows, collapsed interior partitions, termite-damaged timber, and defunct utilities. We stabilized the frame, replaced the entire roof, rewired and replumbed the house, and reconfigured interiors for open, breezy island living. Our client trusted our team every step of the way, and their bold vision allowed us to turn constraints into opportunities.
Fijian design, modern comfort
- Traditional cues: broad eaves, a light veranda for afternoon gatherings, swimming pool. These nods to local heritage ground the villa in place.
- Local materials and craftsmanship: we partnered with local suppliers for native timber finishes, and hand-carved accents — all visible throughout the villa.
- Indoor–outdoor focus: large louvered windows and sliding doors maximize cross‑ventilation and sea views, while covered outdoor lounges and a plunge pool create the island lifestyle guests crave.
- Practical luxuries: ensuite bedrooms, a chef-ready kitchen for lovo and private meals, and simple climate-smart systems — solar hot water, LED lighting, and rainwater capture.
Entrepreneurial approach — how this became a viable business
- Phased delivery: our client funded the project in sensible phases. The first phase made the villa guest-ready; later phases added landscaping, the pool, and experience programming — reducing upfront risk.
