🔥Tips for a Smooth Sale
https://www.lakelandretreats.com/selling-your-holiday-home/

Keep your letting agent informed
If you decide to sell, keep your letting agent in the loop. We'll want to help throughout the process and potentially work with the new owners.

Coordinate viewings
During peak season, viewings will likely be restricted to changeover days, typically between 1 pm and 4 pm. Inform us about viewings so we can ensure the property is clean, ready, and comfortable.

Highlight success
Make sure your agent’s property description clearly boasts about your property’s success as a holiday let!

Share our details
Feel free to provide our contact information to any agents involved. We’re happy to communicate directly with them to assist in the process.

Holiday Let Insurance: What It Is

Holiday let insurance is a specialist policy designed to protect properties rented out to guests, often on a short-term basis. At its core, it provides cover for the building's structure (the 'fabric') and the potential liabilities that come with letting a property.

Holiday Let Insurance
Beyond building insurance, it is imperative to ensure your property has the correct insurance coverage for accommodating guests.

- This includes public liability insurance, with a minimum coverage of £5 million.
- This protects you in the event of guest injury or damage to their property during their stay.

How to register a holiday let for business rates

The application process can take time. It’s essential to market your property effectively to achieve those 70 nights as quickly as possible.

📋To register your holiday let for business rates, you’ll need to complete the “Application for business rates for self-catering properties in England” form.

Be sure to include the following details in Part B, Section 7:
- The URL(s) where your property is marketed.
- Your marketing prices.
- A summary of your bookings.

If you work with a property management company like Lakeland Retreats*, we can provide a full breakdown of your bookings or you can access and export this information from your owner portal.

If you’re managing your property yourself, it’s crucial to maintain accurate and up-to-date records of your bookings.

*If you do let with us, please let us know if you need help finding these details

💡EICR
- A 5 Year Electrical Installation Condition Report
- Your EICR needs to be conducted by a qualified electrician.
- They will test all the wires, sockets and fuse boards to ensure they are safe for you and your guests.

While arranging your EICR, you might consider Portable Appliance Testing (PAT testing).

🔌PAT Testing
- This involves testing all portable electrical appliances within your property (e.g., toasters, kettles, lamps).
- Costs are typically per appliance.
- Currently, PAT testing is not a legal requirement for registration, but it is considered best practice.

Always consult your insurance provider. Some insurers may mandate PAT testing for policy validity, while others do not. Verifying this is always advisable.

When you sell a holiday cottage, you're not just selling bricks and mortar; you're selling a thriving business.
https://www.lakelandretreats.com/selling-your-holiday-home/

Buyers, especially those seeking a "turnkey" opportunity in popular areas like the Lake District, will want to see forward bookings and proven revenue.

Be mindful of the market time: If your property sits on the market for an extended period (e.g., 12-18 months), it could deter repeat guests who might hesitate to rebook if they see the property is for sale. Once you've decided to sell, aim to move quickly to minimise impact on future bookings. We can help facilitate a swift sale, ideally within the current booking season.

Consider the presentation: We generally advise against placing "For Sale" boards outside holiday cottages. It can be an off-putting experience for guests arriving for their holiday. Discreet marketing often works best for these types of properties.
