One of the biggest mistakes buyers make in Orlando is assuming every vacation home performs the same once it goes online.
I can do as many rental projections as a buyer wants, but in reality two homes in the same resort can produce completely different booking results.
A lot of it comes down to presentation, layout, and how the property actually feels in the listing photos rather than just the nightly rate itself.
If the furniture looks tired, the pool area feels cramped, or the home appears dark in photos, guests will often move straight onto the next listing.
I may feature a property because it’s attractively priced, but that doesn’t always mean it’s rental-ready. Sometimes the opportunity is actually in improving the presentation and bringing the home back to where it should be from a guest perspective.
We also see owners overestimating features that matter to them personally while underestimating what guests actually notice—privacy, pool aspect, outdoor space, themed rooms, and whether the property feels bright and modern online.
The homes that consistently perform best are usually the ones where both the owner and management company prioritise the guest experience first.
That’s why we always tell buyers to think beyond square footage and bedroom count. Small details often make the biggest difference
