Lambing season is here in Rutland! As you enjoy our scenic footpaths, please remember these important countryside rules:

✅ Keep dogs on leads around livestock – even the most well-behaved dogs can startle sheep and lambs.
🚫 Never pick up or approach lambs – they may look lost, but their mums are usually nearby.
🚶‍♀️ Stick to marked footpaths to avoid disturbing animals and farmland.
♻️ Close gates behind you and take all litter home.

Let’s all do our part to protect Rutland’s beautiful countryside and its youngest residents.

The countryside is so glorious in the last few weeks before the trees burst in to leaf, with the low light creeping through naked branches making the most perfect crisp silhouettes.

The promise of the lush green of spring is just starting to show, with swelling hawthrhorn buds starting to show slivers of lime green leaf. It’s a wonderful time of year for those who love nature to watch changes every day. The underlying power and resilience of nature is absolutely remarkable 🌳🍃🌿☀️

One super king double bedroom, living room with log burner, dining and kitchen area make The Tack Room ideal for a couple wanting a small but perfectly formed, luxurious and snug place to stay.

The Tack Room is cleverly laid out, and beautifully finished to maximise space, while retaining the warmth and character of a rural bolthole.

High ceilings, open plan living, exposed beams, generous rooms and floor to ceiling windows make it perfect for a couple looking for a one bed place to stay that is warm, light yet inviting, and with fabulous views too.

Just like The Old Stables next door, The Tack Room has been recently converted. But we’ve retained the quirkiness, detailing and heritage of its roots as working equestrian building, while integrating modern materials, technology and comforts.

That means a stylish combination of slate, glass and oak, LED lighting, underfloor heating, superfast broadband, HD TV and a wood burner.

The sleek kitchen offers everything you’ll need to conjure up fabulous meals, while the open plan dining and lounge area makes it very easy to live in

For those with mobility needs, The Tack Room has been cleverly designed too. Things like the roll under sink, slide and hide oven, and level access from the parking area and throughout mean that rural living has never been so convenient.

This continues outside, where you can sit on the patio, with uninterrupted views over the countryside and the only neighbour might be the odd nosey cow…

The Tack Room has private off road parking for 2 cars and an electric car charging point for your exclusive use. Electric is supplied via the m***a app so you only pay for what you use.

🌿The Hay Barn🌿

Our Newest spacious luxury one bedroom cottage, with panoramic garden.

A new stone built hideaway on the site of an old barn. This very spacious open plan one bed property has wonderful panoramic views on 3 sides across rolling Rutland countryside.

An airy barn finished to our high standards, combining modern and traditional, with underfloor heating and a spacious open plan layout, wheelchair accessible with level access from the driveway and level thresholds throughout.

To meet the needs of our customers, this barn is fully accessible and finished the highest visit England accessibility standards. Including ample space for wheelchair access in all rooms, lowered hob, wheel under sinks and hide and slide ovens for an effortless stay.

The 4m x 5m bedroom works either as a twin or a super king, with raised beds to allow for a travel hoist if required.

The Haybarn is situated to the North of The Tack Room, with a private, level access dog proof garden. It has wonderful views over parkland to the east and west, with wild flower filled woodland beyond the level garden. You are only 2 minutes walk in to the idyllic village of Ayston set in unspoilt park land with its unique white park railings, red phone box and old trees. You are connected with nature through every window and tree top views to the North.

🌿The Old Stables🌿

Luxurious country living, with views across the chase to the site of the old castle, The Old Stables is a cottage with comfort and style, a sense of space, and peace.

The living area is interconnected, airy and adaptable, with the kitchen, dining and lounge area flowing into one another. You can eat around a gorgeous handmade oak table in the dining area, or curl up on our English-made sofas.

In the kitchen, there’s every premium feature you would expect, including, dishwasher, Neff hide and slide oven, and a roll under ceramic hob.

High quality materials have been used everywhere: a palette of slate, oak, glass and warm wood has been used throughout to keep it warm in winter and cool in summer.

At night, three double bedrooms, one with an ensuite bathroom, offer either an adjustable king size or superking size beds, while our bathrooms have walk-in showers and Hewi fittings.

High speed wifi, LED lighting, lamps with USBs in bedrooms, and smart TV in the lounge ensure that while The Old Stable might be situated in an ancient landscape, it offers visitors the latest technology.

Outside, you can chill in the enclosed wild woodland garden on a patio planted with herbs, and cook on the bbq next to the outdoor table and chairs. And if you’ve been out on a walk, we’ve even supplied a boot/dog wash tap if your wellies and pets have got covered in mud!

Situated in a beautiful rural location, The Old Stables has been renovated so it sits lightly in its landscape: an air source heat pump, solar panels, wood burner with logs sourced from the farm, and underfloor heating, ensure a green footprint.

The Stables has plenty of private off road parking for three cars and an electric charging point too.

The Old Stables nestle in stunning parkland on the edge of the sleepy village of Ayston, in the heart of the beautiful rolling Rutland countryside. Just 1 mile from the idyllic market town of Uppingham with wonderful Restaurants, Cafe’s and independent shops.
