Water's Edge is currently being moved to a new management agency. The old agency are looking at existing bookings with a view to move them to different properties. If you are affected by this and still want to stay at Water's Edge then please consider cancelling your existing booking and rebook via the new AirBnB page. (Make your new booking first before cancelling old one)

I hope all our guests, past, present & future are keeping well. We are all waiting to hear when we can fully open again but in the mean time we can still take bookings and you can be safe in the knowledge that your booking can be cancelled or changed free of charge 1 week before your planned stay.

York, and North Yorkshire, have been placed into tier 2 after 2nd December. This means Water's Edge can open for people who wish to stay with us. If you are coming from a tier 1 area then you need to follow tier 2 rules while in York. If you are in a tier 3 area then overnight stays for pleasure/holiday are not permitted. Overnight visits from tier 3 areas are permitted if you are staying due to work requirements.

In order to comply with the new restrictions, unfortunately we have to close again from 5th November to 3rd December. Guests booked in during those dates can cancel free of charge by whichever method they booked. My managing agent (City Lets York) will contact anyone who has not cancelled over the next 2 or 3 days.
You can still book and stay if the purpose of your visit is for work.
Bookings can still be made for after 3rd December.

It's official, we can now reopen to guests who wish to stay from 4th July. York tourist attractions are in the process of opening up in a covid safe manner. Bookings are already coming in so make sure you book as early as possible so you can get your preferred dates. The apartment will undergo even more extensive cleaning than normal to help keep you safe. Feel free to message us if you have any questions.

We are patiently awaiting the Government to give the OK for holiday lets to open up again which hoping will be for beginning of July. You can still book for during July and later safe in the knowledge that should you need to cancel due to imposed travel restrictions you can cancel with full refund regardless of booking.com or AirBnb booking conditions.

With all the current events going on in the world why not consider a staycation in York? The weather is getting better and the flood waters have receded (York was fully open during the floods), so now is a good time to get yourself booked in to Waters Edge @ Cocoa Suites for a long weekend or midweek break in our beautiful city.
We are the only apartment in the Cocoa Suites development with direct access to the outside terrace so making it very easy to have your breakfast, lunch or dinner, or even just a relaxing glass of wine sat right next to the river.
Walk into the centre of York in under 10 minutes.
