Why stay in Agrilia, Zakynthos? 🌿🇬🇷

If you want to be close to the energy of southern Zakynthos, but don’t necessarily want to stay right in the middle of it, Agrilia is a location worth considering.

Set just outside Laganas, Agrilia gives you a quieter base while keeping some of the island’s most popular areas within easy reach. Laganas Beach is around 2 km away, while Zakynthos Town is approximately 6 km from the area. Kalamaki is also nearby, making it easy to move between beaches, restaurants, shops and the capital without basing your entire holiday in a busy resort.

It’s also a practical location if you plan to explore Zakynthos by car. From here, you can head south towards Laganas, Agios Sostis and Keri, visit Kalamaki and its long sandy beach, or drive into Zakynthos Town for an evening walk, dinner or shopping. 🚗

Who is Agrilia ideal for?

Families, couples and groups who want privacy and a more peaceful place to return to at the end of the day, while still being close to Laganas, Kalamaki and Zakynthos Town. It works particularly well for travellers who plan to rent a car and use their accommodation as a comfortable base for exploring different parts of the island.

📅 Ετοιμάζεσαι να ανοίξεις το ημερολόγιο του 2027; Μην ξεκινήσεις απλώς βάζοντας τιμές.

Το τέλος της σεζόν είναι η καλύτερη στιγμή για να σχεδιάσεις την επόμενη, γιατί τώρα έχεις πραγματικά δεδομένα από το δικό σου κατάλυμα.

📊 Δες τι απέδωσε το 2026: πληρότητα, μέση τιμή, κενά και περιόδους όπου χρειάστηκε να ρίξεις τιμές.

💶 Μην αντιγράψεις απλώς τις φετινές τιμές. Η ζήτηση αλλάζει ανά περίοδο και μαζί της πρέπει να αλλάζει και η στρατηγική.

🗓️ Έλεγξε τα minimum stays. Μπορεί σε κάποιες ημερομηνίες να σου άφησαν κενά που τελικά δεν πουλήθηκαν.

📲 Σύγκρινε Booking, Airbnb και direct κρατήσεις όχι μόνο σε αριθμό, αλλά σε αξία, διάρκεια, ακυρώσεις και προμήθειες.

⭐ Ξαναδιάβασε τις κριτικές σου. Όταν το ίδιο σχόλιο επαναλαμβάνεται, είναι ένδειξη για το τι αξίζει να βελτιώσεις.

📸 Και πριν ανοίξεις τις κρατήσεις, δες αν φωτογραφίες, παροχές και περιγραφές παρουσιάζουν σωστά το κατάλυμα σήμερα.

Το ημερολόγιο του 2027 δεν χρειάζεται απλώς να ανοίξει νωρίς.

Χρειάζεται να ανοίξει καλύτερα στημένο από το 2026. 💗

🇬🇷 Zakynthos in September? It might actually be one of the best times to experience the island.

September here doesn’t mean that summer is over. ☀️ It simply means that the island starts moving at a different pace.

🌊 The sea is still beautifully warm after an entire summer under the Greek sun, so swimming and beach days are very much part of the plan.

☀️ Days are still warm and sunny, while evenings gradually become more comfortable especially if you want to walk around Zakynthos Town, enjoy a long dinner outside or explore without the intense heat of July and August.

🍽️ Restaurants, tavernas, beach bars and shops are still operating, particularly in the main tourist areas. As we move towards the end of the month, some seasonal businesses may begin to reduce their hours or close, so it’s always worth checking a specific place before making the drive.

🚤 Boat trips are still part of the September experience. Trips around the island, the Blue Caves and other coastal spots continue to operate, weather and sea conditions permitting. And with fewer visitors than during peak summer, September can feel much more relaxed both on land and at sea.

🚗 It’s also a lovely month to explore beyond the most famous beaches. Roads are generally less busy, parking becomes easier and places that can feel extremely crowded in August become much more enjoyable.

And this is probably what we love most about September in Zakynthos:

💗 You don’t lose the summer. You lose some of the rush.

You can still swim, eat by the sea, take a boat out for the day and watch the sunset but you also get a little more space to discover the villages, local tavernas, viewpoints and quieter corners that make Zakynthos much more than a beach destination.

One local tip: if there’s a particular restaurant, beach bar or activity you absolutely don’t want to miss, check its September opening schedule before you go, especially later in the month. Seasonal opening dates can vary from one business to another.

September isn’t a “second choice” for Zakynthos.

For many travellers, it might actually be the better one. 🌊✨🇬🇷

📈 Περισσότεροι τουρίστες στη Ζάκυνθο = καλύτερη σεζόν για όλα τα καταλύματα; Όχι απαραίτητα.

Τα μέχρι τώρα στοιχεία του 2026 δείχνουν ότι η τουριστική ζήτηση στο νησί παραμένει ισχυρή.

Αυτό όμως που έχει πραγματικά σημασία για έναν ιδιοκτήτη δεν είναι μόνο πόσοι επισκέπτες έφτασαν στη Ζάκυνθο, ούτε πόσο γεμάτο ήταν το ημερολόγιό του.

💰 Σε τι τιμές πουλήθηκαν οι διανυκτερεύσεις;
📅 Πού έμειναν κενά;
📲 Ποια κανάλια έφεραν τις πιο αποδοτικές κρατήσεις;

Why stay in Kidoni, Zakynthos? 🌿🇬🇷

If you like the idea of being close to Zakynthos Town, but would rather wake up somewhere quieter and surrounded by a more natural setting, Kidoni is a location worth considering.

Just 2.5 km from the centre of Zakynthos Town, the area gives you easy access to the capital for restaurants, cafés, shopping and evening walks, while allowing you to stay away from the busier streets and tourist activity.

Its position also makes Kidoni a practical starting point for exploring the island by car. You can head into town whenever you want, reach the airport easily and plan days towards different parts of Zakynthos without basing your entire holiday inside one of the main resorts.

Who is Kidoni ideal for?

Couples, families and groups who want a peaceful place to stay, but don’t want to feel isolated, especially travellers who plan to explore the island and enjoy having Zakynthos Town close by.

And where can you stay? 🏡

Nono’s Fioro Premium Houses is a collection of three private villas set in the natural surroundings of Kidoni. 59 ή 60 ημέρες; Μία ημέρα μπορεί να αλλάξει τον τρόπο που αντιμετωπίζεται η μίσθωσή σου. 👀

Και εδώ υπάρχει μια λεπτομέρεια που αρκετοί ιδιοκτήτες μπερδεύουν:

📅 Οι 59 ημέρες δεν είναι ετήσιο όριο. Αφορούν τη διάρκεια της κάθε μίσθωσης ξεχωριστά.

Ακόμη πιο ενδιαφέρον; Αν ένας επισκέπτης παρατείνει τη διαμονή του με νέα συμφωνία, αυτή εξετάζεται αυτοτελώς. Γι’ αυτό και η ίδια η ΑΑΔΕ δίνει παράδειγμα 51 + 13 ημερών, όπου και οι δύο μισθώσεις μπορούν να παραμείνουν βραχυχρόνιες.

Στη διαχείριση ενός καταλύματος, δεν αρκεί να ξέρεις πώς θα φέρεις κρατήσεις. Πρέπει να γνωρίζεις και το πλαίσιο μέσα στο οποίο λειτουργείς. 🎯

A beautiful villa can be perfect for your trip or completely wrong for the way you want to experience the island.

📍 Check the exact location, not just “Zakynthos”.
🚗 Find out whether you’ll realistically need a car.
⏱️ Look at actual driving times to the beaches and places you want to visit.
🅿️ Don’t assume parking will be easy or available.
🚶 And check what you can actually reach on foot, restaurants, mini markets, beaches and everyday essentials.

Zakynthos is an island where where you stay can shape your entire holiday. Two accommodations may look equally beautiful online, but offer a completely different experience once you arrive.

As property managers, this is something we always encourage guests to consider: don’t choose only the property. Choose the location that fits the holiday you want. ✨

Η βραχυχρόνια μίσθωση στην Ελλάδα αλλάζει και τα τελευταία στοιχεία έχουν ενδιαφέρον. 📊

Λιγότερα διαθέσιμα καταλύματα, υψηλότερες μέσες τιμές και καλύτερες πληρότητες. Αυτό όμως δεν σημαίνει ότι η αγορά έγινε ευκολότερη.

Το αντίθετο. Γίνεται πιο απαιτητική και πιο επαγγελματική.
