Langhe vs Tuscany: why more international buyers are choosing Piedmont

For decades, Tuscany was the default for international property buyers in Italy.

That's changing.

More and more buyers — especially those who know Italy well — are choosing the Langhe.
And the reasons are compelling:

→ Property prices still significantly below comparable Tuscany locations
→ No tourist crowds — real community, real local life
→ UNESCO status since 2014 (Tuscany's wine landscapes are not UNESCO)
→ Among the world's finest wines produced on your doorstep
→ Milan in 1 hour. Turin in 40 minutes

The Langhe offers everything that drew people to Tuscany — without what followed.

I spent years working in luxury hotels and aboard cruise ships.
High standards. Hundreds of guests. Constant movement.

It taught me everything about hospitality.

But at some point, I wanted to work differently.
Not less — differently. With fewer clients. More depth. Real relationships.

The Langhe chose me as much as I chose it.

Here, I can do something I couldn't do at scale:
treat every home like it's the only one I manage.

That's not a marketing line. It's the reason I left an industry I loved.

📩 If you're looking for someone who treats your home that way — I'd love to connect.

What happens to your Italian home between visits

Most international property owners visit Italy once or twice a year.
That means roughly 5–6 months when no one is there.

In that time, a lot can happen:
→ Roof tiles shift after winter storms
→ Humidity builds up — mould in corners you won't notice until it's expensive
→ Pests find their way into a quiet house
→ Garden becomes overgrown — or worse, a neighbour complains
→ Local authority notices arrive — with deadlines you don't know about

None of these are dramatic. But all of them are preventable.

A weekly check, a monthly report, and a local contact who actually knows your property — that's all it takes.

📩 Ask me about property monitoring packages.

A lot of international buyers fall in love with the Langhe — and buy.
Fewer of them fully understand what comes next.

As a non-resident property owner in Italy, you have specific obligations:

→ IMU and TARI taxes — due annually

→ Income declaration if the property is rented, even partially

→ Maintenance responsibilities — even when no one is living there

→ Condominium rules and local regulations that change by comune

None of this is impossible to navigate. But it helps enormously to have someone local who knows the system.

Today felt like stepping into a hidden corner of magic
Truffle hunting in the Langhe with Bruno, Mariella, Maya & Pina is not just an experience — it’s something you feel. The quiet of the woods, the thrill of the search, the unspoken connection between humans and dogs…
But what makes it truly unforgettable? The people.
Bruno and Mariella don’t guide you — they welcome you into their world, sharing traditions, stories, and flavors that stay with you long after you leave.
This isn’t tourism. It’s connection. It’s authenticity. It’s slowing down in the most beautiful way.
If you’re craving something real… you’ll find it here 🤍

Why having a local contact in Italy changes everything

Owning a home in Italy from abroad is only stressful without the right person on the ground.

Italy is an extraordinary country to own property in.

But it's also a country where relationships matter. Where bureaucracy can be slow. Where knowing the right local plumber, the right notary, the right gardener makes all the difference.

I've built those relationships over years in the Langhe.

And I speak your language — literally. English, Italian, Spanish. No miscommunications. No lost-in-translation moments.

I'm your local contact. Your eyes and ears. Your peace of mind.

Get in touch to talk about your property.

5 questions to ask before hiring a property manager in Italy

Not all property managers are equal. Here's how to choose the right one.

Choosing who manages your Italian home is one of the most important decisions you'll make as a foreign property owner.

The wrong choice means missed problems, poor communication, and costly surprises.

The right choice means peace of mind — always.

Here are the 5 questions I recommend asking any property manager before signing.

(And yes, I can answer all five.)

Why international buyers choose the Langhe

The Langhe is one of Italy's most sought-after addresses. Do you have someone you trust here?

The Langhe isn't just beautiful — it's one of Italy's most valuable addresses.

UNESCO World Heritage status. World-class wines. Privacy and prestige without the crowds of Tuscany. Easy access to Milan and Turin.

International buyers have been discovering this for years — and property values reflect it.

But owning here from abroad requires one thing above all: a trusted local contact.

That's where I come in.

📩 Let's talk about how I can take care of your Langhe property.

When your clients become friends from the heart

Thank you so much, dear Klas, Osa, Viktoria and Ingrid, and all the wonderful Gustavsson family, for such a beautiful and unforgettable evening. Moments like these are what make everything so special.

We are truly happy that you love Monforte as much as we do. Welcome to this little gem in the Langhe — a place that now feels even more meaningful because of you.

Sending you all our love and a big warm hug 🤍

Own a home in Italy? Here's what you actually need

Owning a home in Italy from abroad sounds beautiful — and it is.

But without the right person on the ground, it can also become stressful very quickly.

Leaking roof? You find out three weeks later.
Garden overgrown before your summer visit? Nobody told you.
Supplier doesn't speak English? Nobody to call.

That's exactly what I prevent.

With over 20 years in international hospitality and deep roots in the Langhe, I'm the trusted local contact your Italian home deserves.
