Peaceful place lost in nature, away from the crowd and the noise, this ethnic chic style luxury villa, using natural colors and materials in harmony with the surroundings, is the perfect place to spend relaxing holidays with family or among friends.

Villa Genga dates back to 1770 AD and has always been an farm. When the current owners bought the remains in 2018 they took the old building down and built it from scratch again, using some of the old materials from the farm. Externaly the style of the old Marchigian farmhouses remained.

The house is perfectly positioned in the green hills on 20 minutes from the Adriatic beaches. Nice comfortable outside areas for eating and relaxing and a perfect heated pool of 12 x 4 meters. The house offers room for 8 guests and offers all comfort you would like to find for your holidays.

Inside, the interiors are simply yet beautifully furnished in a light modern style. The house has plenty of original features, the floors are floored in smooth concrete and wooden beams are exposed throughout. The sitting room has plenty of space for stretching out with a good book and the fireplace is great for cosying up with a fire out of season. The bedrooms are light withnice linens and the bathrooms are decorated in neutral colours and high-quality fittings. The free-standing tub is the cherry on the cake.

Larco, Piegaro, Umbria. Exclusive Rental, 2-4 sleeps

The magnetic view of soft green hills rolling towards Tuscany has changed little over the centuries. This 16th century farmhouse, however, has seen several renovations, the latest of which was carried out by our own design team in 2024.

Larco is a two-bedroom property, with a gorgeous pool, a delightful covered terrace, a spacious garden and unrivalled views. The perfect size for a small family or group of friends, the house has two double en-suite bedrooms, one on the ground floor and the other upstairs. Designed for year-round living, it’s as cosy in the cooler months as it is welcoming in the warmer ones, making it ideal for longer ‘workations’, too.

The design team has created a house for 21st century living, while retaining the warmth and feel of the former farmhouse. Traditional cotto floors sit alongside modern resin ones and bleached ceiling beams and an expanse of glass bounce light around the 110sqm interior, where there’s a careful edit of designer furniture, modern art, and inviting books.

Much of the property’s appeal lies in its exquisite setting. The fabulous heated pool (12m x 4m) is protected on two sides by a beautiful stone wall framing the westerly view over the garden and olive trees to the hills beyond. Here, guests are guaranteed front-row seats for the magnificent sunsets.

A shaded porch for dining and lounging makes the most of this ravishing view, while sun loungers by the pool give another angle on the landscape. If you can bear to tear yourself away, the small medieval town of Piegaro is just 2km away and Città della Pieve, a larger hilltop town, is just 15 minutes by car. Casella, a farmhouse that dates back over 400 years, has been transformed into a house that is perfectly in step with its exquisitely beautiful setting. Hills ripple out from the river valley where vineyards, meadows and woodland are tucked in together. The approach to Casella itself is along an avenue of Cypress trees that hugs the upwards curve of a hill - it’s picture-book pretty, entirely private and yet not far from the cosmopolitan buzz of Perugia.

The recent renovation has turned this traditional rural dwelling into a delightful and deeply comfortable house for ten. The careful restoration has revealed the original features as the unflashy stars of the show: beautiful wooden ceiling beams and antique cotto floor tiles give warmth and soul, while anything new, such as the sleek kitchen and the designer chairs, fits seamlessly into the building’s beautiful history.

Le More was completed in September 2021, following a build that was conceived, project-managed and interior designed by SpecialItaly. Built from warm, local stone in vernacular style, Le More’s interior takes design inspiration from Scandinavia, Italy, and the Sixties, expertly blending them to create a clean, subtle, cohesive whole.

Natural materials, including oak, marble and linen, provide a backdrop for specially commissioned artwork and furniture. Curves complement angles and functional details are not forgotten: the expertly equipped kitchen is supported by a further side kitchen, there is floor cooling throughout, there are Sonos systems in every bedroom and the lighting is meticulously designed.

Le More is surrounded by roughly a hectare of garden and woodland. FOR SALE: Tenuta Vaiano, Lazio.
