If you’re planning to expand your factory or warehouse, one thing is becoming very clear in the Klang Valley industrial market.

Location matters more than ever.

Areas like Shah Alam and Klang continue to see high demand with very limited vacancy, while locations such as Puncak Alam and Elmina East are starting to gain attention as emerging industrial corridors.

But one mistake companies still make is focusing only on cheaper rent.

Lower rental may look attractive at first, but it can lead to higher logistics costs, manpower challenges, and sometimes relocating again sooner than expected.

I’ve been looking into a freehold industrial project in Banting called Activus TechPark. What stands out is the low-density planning, with only 49 units across 56 acres, which is not very common for newer industrial developments.
