Urban Thames Coromandel are just as excited as our clients to see their new home begin its build journey in Pauanui!

Andrea & Tim have owned this property since 2021 and we have been working with them for the last two years on getting the project design perfect for this two-storey masterpiece – from window sizes, internal selections, cladding combinations, decking and even down to the internal drawer sizes for the kitchen!

Luke and Angus, part of our trusted build crew, have completed the first stages of floor down and are proud of what has been accomplished so quickly. It helps when you only have a 1min commute to work as they are staying at the Pauanui Pines right next door!

Sitting atop the hills of Kūaotunu and looking across to the Mercury Islands, this architecturally designed home is one of those builds that takes your breath away.

Just north of Whitianga, the home now looks out on its namesakes, Ahuahu and Whakau, from expansive decks, full height windows and cosy nooks built for watching the ever changing vista.

Designed by Studio 77 in Whitianga to meet the clients' unique specifications, the home was built around how they wanted to live, work and entertain. Every material was chosen to settle into the bush surroundings. Thermally modified timber cladding stained in a deep colour. Colorsteel roofing in Flaxpod Matt. Hardwood decking flowing across every level, down to a cantilevered dining area and a pool that looks like it spills straight out to the bay.

The build itself reworked an existing structure into a brand new home, connected to a separate guest house by a covered external staircase that ties the two together as one.

It wasn't a straight line getting there. Eighteen months with a storm, cyclone and a bit of rain, meant our Coromandel team and trusted local trades worked through some pretty tricky site conditions to get this one complete. The result is a home that takes pride of place on the hillside, with views from Kūaotunu to New Chums and beyond, ready for whatever the Coromandel weather throws at it.

A proud handover day in Hamilton for the Cook family, as they officially received the keys to their new home.

Based on a flipped version of our popular Meadows show home plan, this build has been thoughtfully tailored to suit the family’s lifestyle while still showcasing the design features that make the original plan such a standout.

From concept to completion, this home has been a true collaboration and a fantastic effort from everyone involved along the way. Seeing it all come together and ready for the Cook family to move in is what makes handover days so rewarding for our Waikato team.

A lot can be achieved in a few months - including creating whole new neighbourhoods - as our Rotorua team are showing!

Rewind to mid-2025, the roading infrastructure at Redwood Park (Rotorua) was not yet complete and the stunning new Rotorua showhome was still in design. Fast-forward less than a year and the showhome is nearly complete for opening (watch this space for dates!), with multiple other Urban builds well underway.

In the words of Ben, “It’s a unique privilege to work with a varied group of clients who will soon all become neighbours together. Our team not only get the honour and responsibility of building their dream homes, but also help shape a community and relationships that'll be here for generations to come."

Step one: lift the house!

It's not every day you see a house up in the air. This 1970s family bach is getting a complete overhaul. The Coromandel team has hydraulically lifted it off its foundations to replace them (with insulation going in while it's off the ground), set back down and then a new level built on top.

The bach has been in the family for over 30 years. Rather than demolish it, the owners wanted to keep the original building, and all the memories it holds.

Step two: A complete reclad, new joinery, GIB and flooring downstairs, plus the new addition above. Setting it up for generations of summers to come!
