The property market isn’t roaring, but it’s quietly recalibrating. Buyers are re-engaging, sellers are meeting the market, and momentum is shifting. In June, Ray White New Zealand listed 1,495 properties and sold 1,383 unconditionally; the narrowest sales-to-listings gap we’ve seen this year.

This signals a return to balance between supply and demand. Easing mortgage rates, underpinned by the RBNZ’s OCR cuts over the past six months, are boosting affordability, especially for first-home buyers, as lower quartile prices drop.

While economic growth remains patchy and uncertainty persists globally, New Zealand’s political and institutional stability is attracting investor interest. Auction activity and buyer confidence are rising, but strategic decision-making remains essential. For those looking to re-enter, trade up, or buy for the first time, understanding the current landscape is key. New Zealand Property Report | April

April figures have been released today, revealing a slightly slower and more subdued market as the cooler months arrive. Although sales have increased compared to April 2024, the national median price has declined. Additionally, new listings entering the market have also reported a drop.
