How to spot the red flag guest in 1st message

May nag-message sayo.

Normal naman.

Pero may kakaiba kang pakiramdam.

Parang may hindi tama.

Hindi mo ma-explain.

Pero may kutob ka.

Tapos tinanggap mo pa rin..

Why?

Kasi vacant ang calendar natin.

Kasi may bills tayong kailangan bayaran.

Kasi sayang ang kita.

Kasi baka nag-o-overthink ka lang.

Pero eto ang napansin ko:

Maraming host ang naghihintay muna ng bad review...
..bago sila matuto.

But smart hosts don't.

Nakikita na nila ang future sa unang message pa lang ng guest.

Here's what I mean:

🟢 GREEN FLAG

"Hi! We're a family of 4. Does your listing have a crib and high chair? We'll arrive at 3 PM. Thank you!"

Simple.

Specific.

Respectful.

Organized.

Parang maliit na bagay.

Pero madalas, kung paano sila mag-message...

Ganun din sila mag-stay.

Maayos kausap.

Maayos sa gamit.

Maayos umalis.

No surprises.

🟡 YELLOW FLAG

"Hi. Available pa ba? Pwede discount? First time namin mag-Airbnb."

Mukhang harmless.

At minsan harmless nga.

Pero worth paying attention.

Bakit?

Kasi bago pa nila makita ang place...

Negotiation agad.

Bago pa nila maintindihan ang rules...

Special treatment agad.

Dont get me wrong..

Hindi ibig sabihin nun bad guest na sila ah.

But here's the thing...

You need boundaries.

Minsan ang pinakamagandang sagot ay:

"Thank you for your interest to book with us. We don't offer discounts yet, but we'd be happy to host you."

Tapos panoorin mo ang response.

Doon nagsisimula lumabas ang tunay na ugali.

🔴 RED FLAG

"Need ko ng place tonight. 10 PM check-in. Pwede? May swimming pool? Inform me agad ah."

Walang please.

Walang context.

Puro demand.

Parang maliit na bagay lang..

But character leaves clues.

Always.

Ito yung mga guest na parang bagyo.

Tahimik sa umpisa.

Pero pagdating...

Sunod-sunod ang problema.

Late-night messages.

Unreasonable requests.

Complaints na wala namang basehan.

Tandaan mo:

Hindi lahat ng revenue ay good revenue.

At hindi lahat ng guest ay worth the stress.

One message.

One gut feeling.

Minsan yun lang ang pagitan ng isang smooth booking...

At isang linggong sakit ng ulo.
