💡 How this system works (for foreign investors)
In Thailand, this is essentially a mortgage-style agreement with a fixed term of 1 year.
Unlike in many Western countries where only banks handle mortgages, under Thai law private investors can also legally hold land title deeds as collateral.
Here’s how it works:
The borrower transfers the land deed to the investor for 1 year.
The borrower pays monthly or yearly interest (1.25% per month, 15% per year).
If the borrower redeems within the period, they reclaim their land.
If not, the investor becomes the legal owner of the land typically at around 50% below both market and appraisal value.
