Today I toured a lakefront property with two very different types of buyers — but they both ran into the same sticking point: the roof.

This home was built in 1989, sits in a great location, has a beautiful one-story layout, and amazing lake access… but it also needs some love. And when a home needs TLC, the roof is usually the first (and biggest) question.

Here’s what both buyers were weighing today:

🏠 Repairing vs. Replacing the Roof
A roof cost can make or break the deal. Buyers often ask:
• Is it better to repair the existing roof?
• Or invest in a full replacement to protect long-term value?

💰 Cost vs. After-Repair Value
With older homes—especially from the late ’80s—buyers want to make sure the money they put into repairs lines up with:
