I just completed my first tour of Pinellas County with a couple looking for a price point for home at $600k. This couple was hoping for new construction. I knew going in that there is little-to-no newly constructed single-family homes here in Pinellas. I did locate and we visited 2 small communities and since this tour, I visited a third community as research for future clients. You'd think with a $600k budget you could buy a very nice home. However, it is basically unrealistic in today's market. Honestly, after living here for 45yrs it is hard to get used to NOT finding a new home at this price point.
So, what I can tell you is that if you are able or willing to go $715k with a decent sized lot, it can be done in Tarpon Springs. There, you can still make modifications and choose all colors and finishes. Palm Harbor offers a small community of just 30+ lots (with many sold) with specs already determined and starting at $750k, which means more like $825k. Who wants to spend that kind of money and not have any choices? Most disappointing is the development in East Dunedin/Clearwater (far from downtown and water) that are selling for $1.3mil directly off of a busy road. These homes have also already been completely specced out, hence no choices or modifications.😏 Nearly every little postage stamp of land has long been developed here in Pinellas. I do see new home construction in Pinellas Park/Largo. I have not visited these homes, but I believe they are sprinkled on lots that are mixed in with "not-so-nice" areas for $500k+.
So, keep that in mind when considering Pinellas and hoping for newer construction.
