💰 Homeowner Tip: Don't Leave Money on the Table 💰

Property maintenance keeps your rental running; but are you also maximizing what you keep at tax time and protecting yourself the right way? Here's what savvy owners are doing in 2026:

📋 Track everything, always. Cleaning fees, utilities, platform service fees, furniture, repairs, insurance, nearly all of it is deductible if you keep good records.

🏗️ Look into depreciation. You can typically depreciate your property's structure value over 27.5 years, even as it appreciates, this is one of the biggest (and most overlooked) tax benefits for rental owners.

🧾 Know the difference: repairs vs. improvements. Repairs are usually deductible right away; upgrades get depreciated over time. Mixing the two up is one of the most common owner mistakes.

🛡️ Standard homeowner's insurance won't cut it. Short-term rentals need dedicated STR coverage or an endorsement, regular policies often exclude guest-related liability and short-term rental use altogether.

🧑‍💼 Talk to a CPA who knows short-term rentals. The rules around material participation, the STR tax loophole, and self-employment tax exposure are nuanced, a specialist can save you thousands.
