While we have experience as vacation rental property owners, this is our first venture in the Outer Banks. Though 2024 was our first season as owners in the OBX, we've been visiting for decades. Rip currents in OBX can be very strong and very dangerous. Be sure to check to see what risk level is everyday and follow the guidance given by the local beach rescue while at the beach. Lifeguard stands are up and down the beach. If you want to be closer to a lifeguard stand its worth the walk a few blocks to get closer.

4/7/2026 9:10 PM: With strong winds tomorrow, dangerous rip currents and longshore currents are expected for much of the beaches from Duck to Cape Lookout, as well as portions of Onslow County. Waves in the surf zone could reach up to 8 feet at times.

Taking a lunch break and sat on the deck for about 15 minutes. What a beautiful day! quite a few people on the beach. A few brave souls walking in the water. But, we are finishing up a myriad of projects. The damage from the fall storms is finally fixed. A long process. Thankful for our main contractor, Ken plus our beach push guy. Last thing is the pool getting ready. Our pool people are starting today at some point. We are looking forward to posting pictures of all the updates we have done. A couple on our list will be still on the list but time and the huge project of the repairs came first. But boy sitting on the freshly painted deck, listening to kids on the beach, hearing the ocean, makes us realize why we decided to buy and invest in this home. Enjoy your day!

We are working hard to get ready for the season! One last push this month to finish interior improvements and updates. Exterior wise the concentration has been related to the storm damage from last fall's surge storms. This included improvements to the pool fence (that you cannot see as the sand is covering), removal of damaged concrete and replaced with a deck, repairs and such to the walkway. I have never seen a beach push and I must say it is pretty interesting. They can only do a beach push from Nov to March due to turtle nesting season and they only have a certain window of time to do it because of the tide schedule. I am attaching a couple of pictures of the beach push.

We will post updated photos after our last trip down this month as we are completing some items.

Interior:

1. Bottom floor bedroom - painted and new bunk beds with the bottom being fulls and the top being twins.

2. Middle floor - large bedroom in middle painted a Tidal Blue. It may sound dark but you truly feel like you are in a captain's room looking at the ocean now. Along with 2 new leather/suede chairs and small table in between

3. Hall repainted

4. Entry way white tile replaced with wood like tile

There are a few other things we are working on and will update once we get are done.

So it seems the OBX are getting a Bomb cycle event this weekend. Thought I would share for those interested in how the wild horses we see sometimes in the winter in our neighborhood.

As we approach the end of 2025, we would like to thank everyone who stayed at our home! The end of the 25 season, Mother Nature decided to wreck some havoc with surge that damaged the decking around the pool not once but 2x. The second time is requiring some major repairs. Thankfully the pool and cabana are ok. We are still in the process.of obtaining all the required permits. We are lucky to have a great pool service do inspections and are completing some minor repairs since the concrete on the ocean side is no longer there. The return pipes had some damage. In the coming weeks, we will finally have a beach push then the new decking and pool barrier (really fence) facing the ocean will be completed. We will be posting updates as we progress. We are keeping our contractor busy between this and hopefully we will be able to get some other projects we had planned for him to complete for the 26 season.

We are here now for the holidays along with our 2 children and 2 dogs. We are starting on our 2026 projects a little early.

The 2nd floor entry way is first. New flooring, painting and minor changes.

The bottom floor bunk room is getting painted and new bunks before the season starts.

The middle floor large bedroom is getting painted along with its bathroom along with new lighting in the bathroom. This is room that feels like a captain's room when you walk in.

The outside pool area where we installed a new stainless steel sink will have a bar counter completed.

So we have a busy Christmas break and our normal work week in February.
