Many real estate clients ask "what needs to be done before the property is ready for photography?"
Here is my Residential Real Estate Photo Shoot prep sheet checklist
o For sale signage and alarm signage are to be temporarily removed from the exterior of the house
o NO CARS in driveway
o NO CARS in front of home
o NO TRASHBINS in front of home
o Garage door will be CLOSED
o Real Estate key lock box should be temporarily removed from front door (recommended but not required)
o ALL lights will be turned ON throughout the house. This includes freestanding lamps and exterior lighting
o All ceiling fans will be OFF
o All TV screens will be blank/OFF
o All window drapes/curtain/blinds will be OPEN
o Toilet seats will be DOWN
o If there is a fireplace do you want in lit? (optional). If yes, have gas on, know how to work it and bring matches (I cannot assist you with this)
o If there is/are fountains, water features and/or spa, do you want them running?
o If there are pets, please ask the owner to restrict them to a single room until the photographer has given the ok to release them
o If there are children, please ask the owner to restrict them to a single room until the photographer has given the ok to release them. Better yet, send them to the movies.
o Countertops, both kitchen and bathrooms, should be organized and with no prescription drugs or other products. If bathroom towels are present, have them clean and folded on rack. No towels on kitchen stove handle
PHOTO READY means clean, organized and presentable as if you are having an elegant dinner party. This should be done before the photographer arrives.

If the home has unique features, please point them out. An example would be fruit trees bearing fruit, blossoms or a spectacular view.
