We are officially in Low Season.
The crowds have thinned out, there's more room on the beach and the pace will start to get a bit slower. It also starts to get a bit warmer but die hards like me don't mind it at all. There are lots of benefits to being in PV in the summer months. Less crowds, lower prices for both rentals AND motivated sellers that would like to sell their condo or villa. In fact, there are many villas for sale that are bargain priced.
We'd like to show you a couple of high end condos that have some really good summer pricing.
Miriblau 10 PH: puertovallartaproperties.net/property/mirablau-10 This 3 bedroom, 4 bath PH is located on the south shore on Punta Negra beach about a 7 or 8 minute taxi ride into town. The taxi stand and bus stop is right across the street. This luxury PH has 24 hr security, a private parking spot, a private dipping pool, a huge communal pool, hot tub, excercise room, elevator, a beautiful beach and some of the best views you will find anywhere. It has a fantastic pool area and a spectacular beach, beautiful views. You are near the Marriott, Westin and Velas hotels and golf course. We have added a couple of 2 bedroom condos in Old Town on the Los Mu***os to our inventory. Both owners are having some health issues and may not be using them this High Season so check back later in the year for Dec - Mar, 2020 availability. Condo Sales There are a lot of condos for sale and the summer months are the best time to make an offer. Many owners are more motivated in the summer and willing to consider reasonable offers. As a Rental and Sales Agency I am always checking the market. As I was writing this Newsletter I just checked the MLS and there are 792 condos for sale from San Pancho way out North to Mismaloya to the far South. There are condos in Old Town but nothing really on the beach except at the Gran Venetian. Beachfront condos are snatched up in a heartbeat. If you are considering buying contact me and I will keep you on the list as they become available. However, not everyone needs or wants to be on the beach and there are a lot of condos 2 or 3 blocks inland.
I have a listing for a really nice 1 bedroom condo in Old Town on Los Mu***os beach available. I'm amazed it hasn't sold already. It's totally remodeled, has a nice view looking southward to the ocean and the jungle, a great rooftop pool with wonderful views. This owner will even help finance the purchase.
