🚀 Mid-Year Vacation Rental Market Update!🚀

We’re halfway through 2024, so here’s a quick snapshot of how the vacation rental market is shaping up based on the 2024 KeyData Report. 📊

⭐Key Highlights⭐

🏡 Occupancy: Summer occupancy was down from 2023, but fall bookings are pacing slightly ahead!

💲 ADR (Average Daily Rate): Rates are close to 2023, but still below 2022.

📉 Increased supply in 2023 led to more competition and reduced pricing, plus inflation made consumers more price-sensitive. For fall, rates are trending higher than last year, though they may decline as the booking window shortens.

📅RevPAR: With occupancy and rates stagnant, revenue per available [home] is lower (RevPAR).

⏳ Stay Length: The average stay has dropped to 4.5 days—which is equal to a 4% decrease in the number of nights sold if the number of reservations remains the same. This means owners and property managers have to work harder just to keep occupancy rates consistent with the previous year.

⭐Booking Platforms⭐

Airbnb: 🏆Still on top with 43% share (+7%)
Direct Bookings: 🌐: Now 27% of U.S. bookings and growing +1%!
Vrbo: 🏠 22% share and declining -9%
Booking 📈: 8% share but fast growth at 21%! If you wanted to explore new channels this might be one to consider. Do your research first as there are pros and cons to listing on Booking.

Tips:

Utilize strategic and dynamic pricing models through companies like Price Labs to get a leg up over your competition. Gradually reduce prices over a longer period of time, versus a fixed shelf drop in costs that the platforms provide.
