We typically fill up the best spring and summer weeks between Jan 10th and February 1 (bookings tend to peak over MLK weekend - I think because folks are at home and cold. ;-))

Just noting - book your preferred dates now! And booking direct with me saves the AirBnb/VRBO fees ;-)
