**FLORIDA CONDO FINANCING JUST CHANGED 🏢**

Earlier this month (August 3), new Fannie Mae and Freddie Mac condo financing requirements are in effect — and they could mean more scrutiny for condominium projects during the lending process.

With streamlined review options being phased out for many projects, condo associations, lenders, real estate professionals and buyers may encounter more comprehensive project reviews before financing is approved.

In a market like Florida, where condo safety, reserves and association financials have already become major considerations, understanding the condition and financial health of a condominium project is more important than ever.

The takeaway? The property itself isn't the only thing being evaluated. The health of the entire condo project can play a role in financing.

Real estate is changing...right down to the appraisal report.

Fannie Mae is transitioning to a new Uniform Residential Appraisal Report (URAR) as part of its UAD 3.6 modernization.

One of the biggest changes? The legacy appraisal forms and form numbers are being retired in favor of **one dynamic report** designed to adapt based on the property and appraisal assignment.

The new approach can accommodate:

→ Single-family homes
→ Condos
→ 2–4 unit properties
→ Manufactured homes
→ Co-ops
→ Traditional, desktop, exterior-only and hybrid appraisals

And this isn't something that's years away: **November 2, 2026 is the mandate for lenders to use UAD 3.6 for new submissions.**

At JDT, we believe staying ahead of industry changes is part of keeping transactions moving smoothly from contract to close.
