Government loans
FHA loan
A loan option for first-time home buyers with a credit score of at least 620. Down payments can be 100% gift, grant, or down payment assistance.

VA loan
A loan option for first-time home buyers with a credit score of 580–620. Down payments can be 0%. (USAA is opening up to people of your parents or maybe grandparents were a veteran!)
USDA loan (I call these country area loans, yes they are in Nashville area!)
A loan option for first-time home buyers with a credit score of at least 640. Down payments can be 0%.
Downpayment Toward Equity Act: A proposed bill that would provide up to $25,000 in grants to help first-time home buyers with down payments, closing costs, and interest rates.

A credit score of 620 or higher can help you get better loan terms.
