This is the house one guest left behind. Not bad luck — a preventable situation, and I want to show you exactly how to prevent it.

Three things:

1. Act like a professional from minute one. Go through a real check-in process with your terms and conditions, and send the guest a message right after check-in letting them know there are cameras and a noise monitor outside the property. You're not being paranoid — you're showing you're in control. Properties without this are simply more likely to end up looking like this one.

2. Be careful with local one-night guests. Ask the obvious question: why would someone who lives ten minutes away book your whole house for a single night? Screen them before you approve.

3. Use a noise detector. There are several good solutions on the market that catch a party building up before it wrecks your property.
