🚿🔥 Tankless Water Heater Upgrade – Behind the Scenes! 🚿🔥

In this follow-up video, we're diving into the removal of the tanked water heater and the installation of the new tankless system. Let’s break it down!

✅ Cold Water Supply – The capped line you see is the temperature relief valve, which, in this high-rise, feeds all the units above and below.

✅ Drip Pan Removal – The 1-inch line from the previous tanked water heater has been capped off to prevent water from backing up into this unit in case of a blockage.

✅ Valve Upgrade – We replaced the gate valve with a ball valve. The key difference? Gate valves aren't designed for frequent use. Ball valves, on the other hand, are designed for frequent shut-offs on 2-inch pipes and under.

💡 Pro tip: When using a ball valve, always open it slowly. If there’s any weakness in the pipe, a sudden rush of water could cause leaks. Let the line fill gradually to avoid issues.

🚧 Demolition in Progress – Why Permits & Inspections Matter! 🚧
There’s a critical reason why the building department enforces permits and approved plans before allowing construction—safety and compliance are everything!

I instructed my team to pause demolition so I could showcase the incorrect installation in this carport. Here’s what we found:

⚠️ Missing Structural Components – Instead of properly installing a 1x4 PT "buck" they shimmed and applied plywood.

⚠️ No Kick Plates – Electrical wiring was left completely unprotected, increasing the risk of screws entering into the wires.

⚠️ Weak Framing – The studs weren’t doubled, and additional wood was needed to properly secure the framing.

⚠️ Improper Anchoring – There were no tapcons or wedge anchors placed 16 inches on center—in fact, it’s unclear how the structure was even attached to the columns, tie beams, and slab.

⚠️ Illegal Slab Use – They enclosed the carport using the driveway slab, which is not permitted and does not prevent water intrusion.

⚠️ Exposed Electrical Wiring – CPVC was used as an electrical conduit which is a major fire hazard.

This is exactly why following the permitting process is non-negotiable. Inspections are not just red tape—they ensure every phase of construction meets safety standards to protect the client, property, and everyone involved.
Cutting corners isn’t just bad business—it’s dangerous.

💡 Always build the right way. Follow the process. Permits and inspections exist for a reason!

🏗️ AFTER-THE-FACT PERMIT: DEMO IN PROGRESS! 🚧

When a structure is built without proper permits, the city gives three options:
✅ Demolish and restore it to its original state
✅ Bring it up to code
✅ Submit a signed and sealed letter from an engineer stating that all concealed work complies with the Florida Building Code
In this case, our client enclosed their carport illegally. The client has no choice but to demo and bring back to its original state the carport.

💡 The fact is, we could get this approved if an engineer certifies that the addition was done up to code. So, who will take on that responsibility? That’s the key question!

🏡 Infilling a Sunken Living Room – What You Need to Know! 🏡
A client wants to infill their sunken living room to create the same elevation throughout their home. While this may seem straightforward, there are critical factors to consider before providing an estimate—and transparency is key to keeping the project on time and within budget.

🚧 Pro Tips Before You Budget
✔ Hidden Slab Issues – Right now, the space is carpeted, so we have no way of knowing the condition of the slab. It may have cracks, dips, or inconsistencies that need to be addressed.

✔ No Slab is Perfectly Level – If there are dips, we will need to use self-leveling cement, which can be costly.
✔ Quality of your floor covering matters– The thinner the floor, the more prep work is required.

✔ Baseboard Gaps/ Expansion & Contraction – Flooring needs room to expand and contract, and baseboard inconsistencies can’t just be filled with caulking—this impacts the finishing work.

🔍 Why You Can’t Always Provide an Exact Estimate Upfront
Without the knowledge of concealed conditions, giving a fixed price would be irresponsible. If unexpected issues arise, change orders could push the project over budget—something no homeowner wants! The best approach is transparency from the start, so clients can plan accordingly and avoid surprise costs.

Our client, hired us to replace their outdated 4-foot fluorescent light fixture with something more modern and seamless. They opted for remodeled Hi-Hats with square trim to perfectly complement their Shaker-style cabinets—a smart choice for a sleek and cohesive look!

Remodeled vs. New Construction Recessed Lighting

➡️Remodeled Hi-Hats: Ideal when you don’t have the ceiling depth for larger cans/housing. These clip directly to the drywall, making them great for an easy installation.

➡️ New Construction Recessed Cans: Installed before drywall goes up, these are larger cans/housings and require more attic height.

When choosing recessed lighting, consider trim shape and style to match your existing design elements for a more polished aesthetic!

Waiting on the Structural Inspector… Again! 🤦🏽‍♂️

This morning, I followed protocol and called to get an ETA for the structural inspection. No answer. Instead, I was told to text the inspector, which I did. His response? "I'll be there between 1 PM and 5 PM."

FOUR HOURS?! This is beyond frustrating. Not all cities operate like this.

📢 CALLING ALL CONTRACTORS.....
We need to start speaking up! This kind of time slot is unacceptable. We should be able to demand better scheduling and accountability from city inspectors.

Replacing a Shower Valve Without Damaging Tiles 🚿🔧

When a shower valve needs replacing, and the existing tiles are not available, protecting the existing tilework is crucial. In this case, we've opted for an alternative approach: accessing the valve from the back wall rather than breaking through the shower tiles.
