IMPORTANT MEETING THIS WEEK: LEARN ABOUT TYBEE’S NEW STR REGISTRATION PROCESS!! 😎 ATTENTION PROPERTY OWNERS! You want to be here for this!

Beginning in 2025, the City of Tybee will have yet again a NEW process for registering short-term vacation rental properties. Public information sessions will be held to review the new process with owner-operators and other interested citizens. The meetings will take place in council chambers at the Tybee Island Public Safety Building. 78 Van Horne. Please join us for one of these dates:

• Wednesday, November 20, 1-3 p.m.
• Thursday, November 21, 5-7 p.m.

Attention Owners! 🚨 Yearly HOA Meeting Coming up! It is Time to get involved as many associations have raised their dues to close to $1000/mo because of insurance increases. You want to attend this meeting either in person or virtually ~ ☀️ Here is an Update from HOA: it’s time to advise all owners of the upcoming association meeting and provide proxy information as well as the 2024 budget.

We apologize that the budget is being provided a little late this year. Still, as the market tightens, we have faced new challenges, particularly regarding insurance. As a result, premiums aren’t confirmed until much closer to the date of the active policy which was partially the cause for delay.


The association’s 43rd annual meeting will be held:



Saturday, February 10th, at 10:00 AM.

Tybee Post Theater

10 Van Horne, Tybee Island, GA 31328.



This year, we will attempt to conduct a hybrid version of the meeting so those unable to attend in person can participate in the conference virtually. This meeting will be recorded. We will email the invitation link for virtual attendance as we get closer to the meeting date.

Due to the number of potential attendees, we cannot allow live audio commentary from those not attending in person and all virtual attendees will be muted by default. To accommodate this complication, we will have a handful of procedures that will need to be followed.


1.) Live attendees will need to speak directly into a microphone or have their comments or questions repeated by the host.


2.) Virtual attendees must raise their virtual hands to notify the host they wish to speak. At that time, the host will unmute the participant’s microphone.

Many of you are familiar with this practice; however, we will provide instructions and visuals at the top of the meeting for those less acquainted.

As has been the case recently due to the potential transmission of viruses and bacteria, it is strongly suggested that you wear a mask while speaking into the microphone, and it may be in your interest to remain masked during the event.


Regarding consideration for the health and wellness of all attendees, please consider staying home and attending virtually if you have been exposed to the Coronavirus or have experienced any flu-like symptoms in the last ten days.


If you are an owner in good standing with the association and would like to be a candidate for election to the Board of Directors, please notify the board, in writing or via email, no later than February 1st. This will ensure your name is on the ballot at the Annual Meeting. Nominations can be made from the floor at the meeting.



There are three full-term board member seats and one partial to fill this year.


Debra Carlisle – Full Term – President – Wishes to remain on the board.
Bill Gutman – Full Term – Treasurer – Wishes to remain on the board.
Jamie Flanigan – Full Term – Wishes to remain on the board.
Jessica Lynch – Partial Term (One Year) – No longer an owner.



This year, the “REVOCABLE PROXY” is on green paper. If you cannot attend the meeting, please make your voice heard by assigning your proxy to another owner (or the Board) that you trust to vote in your place. Make sure you have let that person know, and that they plan to be present at the meeting; otherwise, your vote will be lost. You can assign your proxy to the Board of Directors or an Owner in good standing.

We must have sufficient representation at this meeting to conduct the business of the Association. Your proxy will ensure that we have a quorum established and can address necessary agenda items. Your proxy replaces you, as a voting member, in the election of board members or any amendments to our legal documents proposed.


Your proxy must be received no later than February 7, 2024 to be counted.


There are NO EXCEPTIONS, and the only form acknowledged is enclosed in the notice mailed USPS on February 3rd, 2024. If you have not received notice and included proxy form by January 14th, 2024 please contact Tybee Beach Vacation Rentals and they will coordinate providing one.

Requests To Trim Vegetation On The Beachside! Update from HOA: We have spoken with a number of owners who are frustrated with the vegetation growth that in some cases has obstructed or even blocked the ocean view from their units. While we really can empathize with you on this it is also subject to review and approval from the DNR.

We will attempt to get this approved as part of the site review once scheduled but as previously reported it is entirely subject to approval from the DNR and may not include the ability to trim certain species at all.

STAIRS WIPED OUT FROM FLOODING! Urgent Update from HOA: For those of you not aware the beach access stairs were washed out by the storm and are now closed until further notice. Yesterday we were able to reach appropriate staff with the Department of Natural Resources (Coastal Resources Division) as directed by the City of Tybee. The goal is to get permission to rebuild the pre-existing structure with any amendments necessary to provide a more sustainable structure.

Unfortunately due to the significant and ongoing erosion of that area specifically there is a lengthy approval process which includes a site review and approval from several representatives. We have requested the scheduling of the site review and included our collective sense of urgency in the matter but ultimately we are at the mercy of their decision and available resources.

Fabulous tiled shower and tub combo with the b-e-s-t water pressure ever! New furniture, small outdoor porch! Direct beach access @ end of building plus recently updated in 2017 Pool Area overlooking the beach dunes! Quiet community on the North End of Tybee, perfect to bike and walk to surrounding restaurants, shops and bars! Great for a quick getaway or extended stay at the beach.

The Waterview from the porch is limited however the beach is just at the end of our building and just steps away! I'm towards the back of the building on the 1st floor so the view is limited to one side of the porch and the walk is short to go right out on the beach! Our beach is where the Savannah River and Atlantic meet so at our Beach so the waves are calm. This is one of the most desirable locations on the island as it's a gentle and peaceful waves. It's almost guaranteed that you will see dolphins playing and the large cargo ships coming in here! Lots of bird species and wildlife if you love nature walks too!

If you're looking for rough and large waves, it's a quick bike ride or cab ride to other locations like the North Beach or the beach by the Pier off Tybrisa or 14th Street.
