The Ajioka Treehouse: Built in 1960 and six decades later, time has only made it more strikingly beautiful.

This estate sits in Nichols Canyon, designed by celebrated architects Buff and Hensman as a post-and-beam landmark. Dark timber, reclaimed wood, steel beams, and double-height glass walls give the home a unique character.

The canyon wraps around the entire property. Trees on every side, natural light filtering through at every hour, and a pool deck of raw concrete and aged wood that only gets more interesting with time.

Step inside Selfridge Estate Malibu, a home set on 1.7 gated acres in the Pt. Dume enclave. This 8,000-square-foot residence pairs clean architectural lines with warm natural finishes: rift-oak ceilings, a live-edge dining table, and that paper chandelier overhead, one of the most unique design features we’ve seen across Malibu.

This home in Palm Springs sits right into the boulder hillside of Vista Las Palmas like it was always meant to be there. Mid-century architecture, stone walls, wood ceilings, and floor to ceiling glass that blurs the line between inside and out.

In the morning, the saguaros, the boulders, and the mountain views are worth waking up early for. Then at night, the warm & low lights take over, just enough not to overshadow the desert stars.
