Edinburgh is now a city that requires licensing in order to operate a short term let.

Every STL in Scotland needs a licence. Getting one in Edinburgh means knowing what this council actually wants to see — before you file anything.

Tenement flats with shared stairwells, Georgian New Town apartments, historic buildings. It doesn’t get assessed like a modern block.

We handle the application start to finish. 100% success rate to date.

Then we run it. Cleaning between every stay, inspections, maintenance, guest communication and pricing that moves with the Fringe and Hogmanay instead of sitting still.

Own a property in Edinburgh? Apply for management. Manual review, back to you in 24 hours.

Past application outcomes are not a guarantee of approval. Properties that aren’t a principal home may also require planning permission. Yield figures are potential, not promised.

Councils don't reject applications. They reject operations.

You can complete the form perfectly and still lose the licence — because what actually gets assessed is how the property is run day to day.

Four things that quietly build a case against you:

→ Vague guest rules. No expectations set before arrival means no control over behaviour. Complaints follow.

→ Inconsistent cleaning. Standards that slip between stays become poor reviews, refund requests and condition complaints on record.

→ Reactive maintenance. If the guest finds the fault before you do, you're already behind.

→ No paper trail. "We dealt with it" isn't evidence. A log is.

Neighbour complaints. Guest behaviour. Safety records. Maintenance history. That's the real assessment — and none of it happens on the application form.

Strong hosting isn't luck. It's a system.

Multiple videos of this renovation. Here's whether it actually worked.

ÂŁ285,000 to buy it, cash, including legals and sourcing. ÂŁ150,000 into the renovation. ÂŁ435,000 deployed.

ÂŁ52,440 gross in the year. 77% occupancy. 5/5 across 50+ reviews.

Costs out — management, operating, everything — £13,508. Leaves £38,932 net.

Same house rented out long term does about ÂŁ20,000.

So after every cost, it's doing nearly double what it would as a standard rental.

Full breakdown's on the site. Start the series from Part 1 if you want to see how we got here.

2 minutes from Old Trafford. 3 bed to 4 bed, dormer loft, bathroom on every floor.

Here’s a little comparison showing the difference a property can earn by making it a short term let.

Would you turn your property into an STL?

Glasgow doesn’t have a season. It has a calendar.

OVO Hydro. The SEC. Two universities. A commercial district that fills midweek and an events schedule that fills the weekends.

Most cities have three good months — Glasgow has demand that reloads every week of the year.

That’s the opportunity. The trade-off is turnover. More guests means more cleans, more checks, more contractor calls, more pricing decisions.

It’s the part owners underestimate until they’re doing it themselves at 11pm.

We handle it on the ground, in Glasgow. Cleaning coordination, property checks, maintenance escalation, guest communication, pricing adjusted to actual demand patterns.

40+ properties. 96% owner retention. 18,000+ guest nights.

Managed, not listed.

Property owners in Glasgow — apply for management and we’ll review your property manually: location, compliance, and whether it’s the right fit. Reviewed within 24 hours. Link in bio.

Glasgow doesn’t have a season. It’s got 365 days of demand.

The Hydro and the Event Campus pull concerts, exhibitions and conferences all year.

Underneath that — universities, hospitals, commercial districts. Visiting academics, medical staff, business travel.

Even a quiet week has someone who needs a bed.

But that much demand means constant turnover and that’s where most owners get stuck and start doing it themselves.

Glasgow-based team. Cleans between every stay, property checks, maintenance escalated same day, guest comms handled.

Pricing moves with the events calendar — a night when the Hydro’s full isn’t worth the same as a night when it isn’t.

£150,000 renovation, now for the most important part… furnishing it.

Gold fittings because photos get you booked. Proper mattresses and heavy throws because nobody leaves a five-star review over a coffee table — they leave them because they slept well.

Carpet through the bedrooms for warmth and noise, TVs in three of the four rooms so eleven people aren’t fighting over one telly.

Then the stock. Toiletries, tea, coffee pods, crockery, pots, pans.

Everyone skips it. Nobody thanks you for the teabags — they absolutely message you when there aren’t any.

Next video: the numbers.

An empty property earns nothing.

Most owners take three months to furnish one, because it isn’t one decision, it’s forty.

Beds, mattresses, wardrobes, sofas, dining, curtains, lighting. Every one of them is a night you’re not booked.

Same specification we run across the whole portfolio — nothing here is a guess, it’s what we already know holds up.

Neutral, durable, picked from ranges that stay in stock, because when something gets damaged you want to replace one piece, not redo the room.

Layout planned around how the room gets used, not just how it photographs. Once you’re live it’s monitored — anything that wears out gets replaced as part of management. Year three looks like day one.

Priced per property. Full cost agreed before anything’s ordered.

Earning in weeks, not months.

Most refurb quotes fall apart because nobody agreed what “done” means.

We fixed that with three packages.

Light — up to £20k. Decorating, flooring, repairs, basic furnishing. For a property that’s structurally sound but tired.

Medium — up to £30k. Kitchens, bathrooms, reconfiguring, enhanced furnishing. Our most requested tier and usually the one with the best return per pound spent.

Full — £40k+. Structural works, re-wiring, replumbing, premium furnishing. For properties bought on potential, not condition.

Every package is all-in supply and fit. No surprise line items at week six. No “we didn’t budget for that.”

You get a scope, a number and a launch-ready property.

Not sure which level yours needs? Book a free assessment — we’ll walk it and scope it for you. Link in bio.
